Over fifty food manufacturing and processing companies, including well known international brands, are located in the region. Construction The construction sector and the trade and professional services that it supports is a major contributor to the regional economy. The construction sector is the largest non-government employer on the Central Coast. Numerous building companies from large to small are engaged in residential home building in the region and beyond. Commercial and industrial builders are based in the region and undertake work locally and elsewhere. Distribution, Transport and Logistics The Central Coast is an excellent location for logistics operations being close to Port Botany and Sydney International Airport as well as being centrally located within about two hours driving time, north and south, of a population of around 7.7 million people. 2025-26 CENTRAL COAST INVESTMENT PROSPECTUS 7 About the Central Coast LOCATION The Central Coast is an hour north of Sydney CBD and is located halfway between Sydney and Newcastle (the largest regional city in NSW) putting it at the centre of a population of around six million people. It is also a little more than an hour from Port Botany, Sydney Airport and Port of Newcastle and Newcastle International Airport. AREA The Central Coast encompasses a total area of 1,680 square kilometres including more than 80 kilometres of coastline. Around 70% of this area comprises national parks, state forest, bushland, agricultural land and waterways. GOVERNMENT The region is governed by the Central Coast Council the second largest Local Government Area is the in NSW. Gosford City is the capital of the region and is seeing unprecedented growth and investment from government and the private sector. POPULATION With an estimated population in June 2024 of 354,803 the Central Coast over the past five years has grown at the rate of 0.5% per year. About 30% of the working population commute to work in Sydney each day. Brisbane Water on the Central Coast ECONOMY In 2024 the region’s Gross Regional Product was $20,800 million growing by 2.7% since the previous year. There were 25,800 registered local businesses based in the region in 2022 employing 133,945 people. Unemployment in 2022 was 3.3%, the lowest level for more than ten years. The largest employing sectors are: Health Care and Social Assistance, Retail, Construction and Manufacturing. The region’s population has grown from 330,377 in 2014. Age groups In terms of age groups 21.6% of the population are aged 0-17 years, 49.7% are aged 18-59 years and over 60s make up 28.7% of the population compared with NSW 27.1%. Income On the Central Coast the median weekly household income in 2021 was $1,534 compared with $1,849 for NSW. Those earning more than $2,000 per week accounted for 9.7% of the working age population (15+) while 33.5% earned less than $500 per week. Housing tenure Of the 138,170 households, 46,044 were fully owned, and 45,024 were being bought. Those that offer the most are: HEALTH EDUCATION AND INNOVATION ADVANCED MANUFACTURING DIGITAL BUSINESS PROFESSIONAL AND CONSULTING SERVICES Building on the foundations of Gosford Hospital and well established medical and health support services around it, a comprehensive range of doctors, medical specialists and medical and health services have been located within the CBD over many years. Additionally, Gosford CBD and surrounding areas offer access to high-speed broadband connection with symmetrical download and upload speeds, allowing for seamless data transfers, video conferencing, and cloud-based applications. Opportunities exist within the Gosford CBD for allied health and medical professionals to leverage off an established network of innovative support services. Additionally, opportunities exist for companies in the Med-Tech sector to take advantage of the research capabilities offered by the University of Newcastle. GOSFORD HEALTH EDUCATION AND INNOVATION PRECINCT Gosford is a city on the move. Over the last five years Gosford CBD has been undergoing a transformation that is seeing it become a Health Education and Innovation Precinct with attendant opportunities for research, innovation and higher education. This follows the NSW Government’s $350 million redevelopment of Gosford Hospital in 2019 that was the catalyst for the University of Newcastle to co-locate and invest $72.5 million in a Clinical School and Research Institute adjacent to the hospital. Gosford Hospital Gosford Hospital is the principal referral hospital and regional trauma centre for the Central Coast serving a population of around 350,000. Gosford Hospital was redeveloped and a new $348 million hospital opened in 2019 delivering next-generation health care to the Central Coast. This included a new nuclear medicine service, and Cancer Clinic University of Newcastle Central Coast Clinical School Adjoining Gosford Hospital, the University of Newcastle’s Central Coast Clinical School is a nation-leading health, medicine and wellbeing teaching and education facility, operating alongside the Central Coast Research Institute. Opened in 2021, these facilities focus on integrated healthcare, medical education, research and innovation in addressing the health needs of the local population. The Clinical School supports the University’s links with the local health sector through a collaborative and multidisciplinary approach. In partnership with the Central Coast Local Health District, the Clinical School graduates medical, nursing and allied health practitioners who have trained in real hospital settings, alongside leading clinical practitioners and medical experts. Some 700 students are enrolled at the Clinical School across Nursing, Midwifery and Medical programs. Central Coast Research Institute for Integrated Care Additionally, the Central Coast Research Institute for Integrated Care (CCRI) is a joint venture of the University of Newcastle (UON) and Central Coast Local Health District (CCLHD). The purpose of the CCRI is to deliver translational research outcomes relevant to improving the health and wellbeing of the Central Coast community and beyond through development and evaluation of new models of person-centred integrated care.
2025-26 CENTRAL COAST INVESTMENT PROSPECTUS 10 Central Coast Local Health District Central Coast Local Health District (CCLHD) is responsible for the total management of Gosford, Wyong and Woy Woy public hospitals, healthcare centres across the region. CCLHD employs a workforce of 8,000 people or 5,950 FTE. Significantly their workforce retention rate for 2023-24 was 90.6% Other opportunities in a health and education precinct is Clinical Trials. Clinical trials feature in most of the Sydney precincts and would provide the Central Coast community with greater access to clinical trials, Gosford Health Hub The Cornerstone Group is developing a $75 million Gosford Health Hub, a multi-level facility adjacent to Gosford Hospital, aimed at integrating primary, secondary, and tertiary healthcare services. This hub, part of the Health Hubs network, is designed to improve healthcare accessibility and efficiency by bringing various services under one roof The Gosford Health Hub will be built and operated by the Cornerstone Group which builds and operates health hubs in NSW Queensland and ACT. The 6,600sqm, five-level health hub will cater for the significant growth in healthcare demand in the Gosford area. When opened, following a two-year build, the Hub will cater for a large GP Practice, pharmacy and pathology, diagnostic imaging, day procedure unit, oncology services, a fertility services provider, allied health and specialist consulting along with other health and medical operators. Gosford Private Hospital While not in the Gosford CBD, only a few minutes away is Gosford Private Hospital operated by Healthe Care Australia. Established some 40 years ago this hospital in late 2021 completed a $32 million expansion. Gosford Private employs a staff of 700 health and administrative personnel. Within this precinct and adjacent to the hospital is Jarrett Street Specialist Centre, North Gosford Medical Centre and the Gosford Private Consulting Suites. Education University of Newcastle Complementing UON’s Clinical School and Research Institute for Integrated Care adjacent to Gosford Hospital is their new Gosford Campus. With construction to be completed by late 2025 the Gosford Campus will start accepting students for the first semester on 2026. UON expects to enroll up to 3,000 students in the first semester. Subjects and programs to be offered include: Business, Education and Social Sciences. TAFE NSW Gosford Campus Located in the heart of Gosford the TAFE Campus offers courses in Engineering and Metal Trades and Electrotechnology and HVAC Trades. ADVANCED MANUFACTURING The Central Coast is home to over 1,000 manufacturers across diverse sectors from small to large successfully competing in the national and global marketplace. These businesses employ some 9,000 people. Major employment sectors are: Pharmaceuticals, Cleaning products, Fabricated and structural metal products, Relocatable homes, Furniture, Building products including kitchens, frames and trusses, windows and doors, modular bathrooms, concrete panels and pipes, Mining Equipment, Precision machining, Filtration products, Industrial and agricultural chemicals, Packaging and Paper products. National and international businesses While most are locally owned businesses there is a core of national and foreign owned companies based in the region. Many have embraced Advanced Manufacturing technologies to improve their products and processes. Manufacturers on the Central Coast are supported by a strong support and networking organisation, Central Coast Industry Connect (CCIC). CCIC focuses on specialisations in Advanced Manufacturing, Food and Beverage production and the circular economy with the goal to make the Central Coast a Centre of Innovation Excellence across the spectrum. The region’s manufacturing story is one of innovation with manufacturers from small to large embracing new technologies to produce more complex and higher value-added products. FOOD AND BEVERAGE MANUFACTURING The Central Coast is located at the centre of a population of around 5.5 million people offering food and beverage manufacturers a cost-effective distribution for their products. Products vary from poultry processing to brewing and bakery products. The industry is supported by the Central Coast Food Alliance, a cluster under CCIC. This Alliance was established to foster the development of a thriving food, agriculture and beverage industry that contributes to the social and economic development of the Central Coast region. The food industry is also supported by the University of Newcastle (UON) which offers a Food Science & Human Nutrition Degree through the Faculty of Science at their Central Coast Campus and dedicated food laboratory facilities. DIGITAL BUSINESS Gosford CBD and surrounding areas offer access to high speed broadband connection with symmetrical download and upload speeds, allowing for seamless data transfers, video conferencing, and cloud-based applications. Additionally, the Nexus Business Hub at North Wyong is colocated with an onsite data centre that provides redundancy and 10 gigabytes connectivity. The introduction of high-speed broadband in the region has spawned a growing number of online businesses and software developers. They include: 4B Media, OneBlink LcS, Personalised Favours, Bohemian Traders, Envisage Software Solutions, ClockOn. PROFESSIONAL AND CONSULTING SERVICES The Central Coast is the ideal location for professional consulting and service businesses to base their operations. Firstly, it’s about productivity – Central Coast residents are renowned for their strong work ethic. This is based on a work/ life balance where lifestyle and closeness to work creates a positive mental outlook leading to increased motivation. Secondly, being a little over one hour from the Greater Sydney area with quick and easy access to the CBD via rail and expressway provides considerable time savings for the busy executive. Similarly, Sydney’s Kingsford Smith Airport is a little over an hour by rail or road. Thirdly, occupancy costs for office space across the region is substantially below that in the city or suburbs. The introduction of high-speed broadband has enabled many companies to operate highly successful businesses on the Central Coast. Gosford Hospital and University of Newcastle Clinical School and Research Institute form the centrepiece of the Gosford Health Education and Innovation Precinct.
2025-26 CENTRAL COAST INVESTMENT PROSPECTUS 13 The Central Coast, and Gosford in particular, has seen unprecedented investment in recent years as confidence grows in the region’s future. To facilitate the growth of Gosford over the next 30 years the NSW State Government provided a $42.5 million grant to Central Coast Council to undertake a comprehensive upgrade of the water and sewer network across the CBD. This project will be completed in late 2025. Major Sydney property developers and builders including: John Singleton Group, ALAND, Urban Property, Ace Property Development and Alceon Group are now investing significantly in Gosford. In addition Central Coast based property developers who, over many years have had confidence in the region, have invested significantly in the region. They include: Stevens Group who are one of Australia’s leading private and diversified property development companies. Founded in 1982 Stevens has delivered over 250 quality landmark developments throughout New South Wales and many on the Central Coast. The Brand Group has been a long-term investor in the region, in particular the transformation of Erina retail precinct. Registered Club, Mingara Leisure Group has established the Mingara Precinct at Tumbi Umbi and is one of the leading clubs in the region. In late 2024 Mingara opened Encore by Mingara, a 5-storey $24 million hotel adjacent to their club facilities. Gosford RSL Club in 2024 opened a new $32 million clubhouse building at the Gateway to Gosford. Who’s Investing John Singleton Group Architect’s visualisation of John Singleton Group’s proposed motel at East Gosford Well known Australian advertising executive, entrepreneur, and media personality, John Singleton has been a significant investor and developer on the Central Coast for many years. Through the John Singleton Group he has identified opportunities and in recent years has invested in residential, office, and hospitality developments and ventures. In 2006 he acquired the upmarket boutique hotel Bells at Killcare and transformed it and its restaurant into an iconic luxury dining and accommodation destination. At the same time, he developed Pretty Beach House nearby, investing over $16 million in both properties. Today both are recognised nationally and internationally having received numerous awards for excellence. In 2016 he sold these properties to long time managers Karina and Brian Barry and continue to be the Central Coast’s leading luxury tourism destinations. In 2018 he opened Saddles at Mount White that is recognised as ‘one of the world’s most beautiful restaurants’ (Conde Nast Traveler). He subsequently acquired the adjacent nursery property creating a 28-hectare precinct on which he plans to build a 20room luxury hotel, to be known as Grand Saddles Lodge, with restaurant, piano bar and day spar and has engaged builders Cowyn Building Group for the project. Mr Singleton was the first major investor to see the opportunities that Gosford offered and in 2017 developed the $35 million Bonython Tower of 14-storeys that comprises 56 boutique residential units and 2 luxury penthouses and two levels of commercial spaces as well as the Railway Hotel. This was the first high-rise building to be built in Gosford. Following completion on Bonython Tower he developed Ravello Residences comprising 40 luxury apartments on the Gosford Waterfront, a $23 million investment. In 2019 he acquired the Elanora Hotel in East Gosford and carried out substantial renovations. In January 2024 his John Singleton Group submitted a Development Application for a 3-storey 60 room motel to cost $32 million on a site adjacent to the hotel with upgraded bott shop and extensions of dining space. Currently the John Singleton Group and property developer Alceon have announced a joint venture to build 16 luxury residences on a waterfront site at Cariline Bay near Gosford.. Stevens Group Visualisation of Stevens Group proposed Halloran Service Centre (Warnervale) Over the past 30 years the locally owned Stevens Group has invested substantially across the Central Coast developing residential subdivisions, commercial and industrial developments.

UPG took over the stalled Central Coast Quarter development overlooking Gosford Boat Harbour from St Hilliers and immediately resumed works on Stage 1, known as The Waterfront, a 25-storey mixed use tower featuring 136 apartments along with a retail and public domain precinct. UPG’s plans for Stage 2 are present being considered by the Department of Planning. This Stage will comprise a Southern Tower of 25-storeys comprising 130 apartments plus ground floor retail and an Eastern Tower of 30-storeys comprising 100 apartments, 150 room hotel and ground floor retail. A central retail pavilion designed to activate the precinct with dining, cafes and retail will be a feature of the precinct. Alceon Group Rumbalara Apartments Gosford Alceon Group is a Sydney-based investment manager specialising in several asset classes including residential property development. Alceon identified Gosford as an investment and property development opportunity and acquired a 2.3-hectare development site overlooking Gosford and Brisbane Waters with plans to develop a $250 million, six-star resort-style master planned estate on Gosford’s highest point. Known as Rumbalara Apartments the Marchese Partners designed and Deicorp built development comprises 188 apartments in 4 boutique buildings with central swimming pool and landscaped gardens. A key feature of this property is its 1,000sqm clubhouse offering luxury amenities including: Onsite concierge, private cinema, Dining Room and private dining suites, Gym , day spa wellness centre, 2 virtual golf simulators, Work from home hot desk spaces, library, billiards room, putting greens and wine cellar and tasting rooms. Developers report that all apartments offered sold off-the-plan or during the construction phase with luxury penthouses selling for $3 - $7 million and 3-bedroom apartments from $1.5 million. Residents moved into their apartments in early 2025. Alceon has entered into a joint venture with the John Singleton Group to develop 16 luxury waterfront apartments at Caroline Bay East Gosford (see earlier). Ace Property Development Group Sydney property developer Ace Property Development Group and builder TQM Design and Construct will commence construction of The Grand, a 19-storey tower in Mann Street, Gosford overlooking Brisbane Water in early 2026 with demolition and site preparation underway in 2025. When complete this development will comprise 123 apartments with private podium pool deck and pool with street level food and beverage outlets. University of Newcastle University of Newcastle Gosford Campus nearing completion (photo taken September 2025) Following the opening of the new Gosford Hospital in 2018, a $248 million investment by the NSW Government, the University of Newcastle established the Central Coast Medical School and Research Institute adjoining the hospital investing $72.5 million. This campus was opened in 2022 and at the same time UON announced that they would build a new campus offering a broad range of business and education subjects. Now nearing completion, construction of this Campus is due for completion by the end of 2025 with students enrolling in the 1st Semester of 2026. The University is investing $68 million in this Campus with contributions from the Australian and NSW Governments. Cornerstone Group Cornerstone Group which builds and operates health hubs in NSW Queensland and ACT is developing a $75 million primary, secondary, and tertiary health hub adjacent to the Gosford Hospital. The 6,600sqm, five-level health hub will cater for the significant growth in healthcare demand in the Gosford area. 2025-26 CENTRAL COAST INVESTMENT PROSPECTUS 18 Who’s Investing World’s most powerful Super Battery at Munmorah Akasha Energy Corporation has built the world's most powerful battery on the former Munmorah Power Station near Budgewoi with it being turned on in mid-2025 and operating at 50 per cent capacity Built at a cost of $1.1 billion the Waratah Super Battery is a 850 megawatt / 1,680 megawatt-hour battery designed to act as a ‘shock absorber’ in the event of any sudden power surges, including from bush fires or lightning strikes. The NSW Energy Corporation (EnergyCo) in its role as infrastructure planner for the Waratah Super Battery appointed Akaysha Energy to construct the battery in 2022. Akaysha Energy and building contractor Power Solutions have employed over 170 mostly local people and where possible have used local suppliers. Transgrid is connecting the Battery to the grid via its existing Munmorah substation and carrying out upgrades to the NSW transmission network to enable its operation. The Colongra gas-fired power station is located adjacent to the site. It is the largest gas plant in NSW with a maximum capacity of 667MW. Vivacity Property In July 2025 Vivacity Property received rezoning approval to develop a retirement community at Kanwal Vivacity Property specialises in developing retirement communities and currently operate Stratford Gardens in Tahmoor and Tallowood at Medowie in Port Stephens. In mid-2025 they received rezoning approval for development of a retirement community on the site of the Oasis Caravan Park at Kanwal. Vivacity plan to develop the 5.09Ha site that will comprise 675 apartments including 102 affordable housing units and a further 200 seniors independent living units plus 1,000sqm commercial space to service the community.
