Who is Adam Gabay? 05. AAG CONSTRUCTIONS I started in the building and construction industry in the Northern Beaches when I was 22 years old (after spending a few years living and traveling abroad) and instantly knew that it was the industry for me. I’d always had a passion for beautiful buildings and architecture but I knew being behind a desk all day wouldn’t work for me. Building has allowed me to combine a love of design and working with my hands. Starting my own company has been such a rewarding experience. I have the most incredible team that has become my extended family. The boys genuinely love working together and we spend time holidaying together as a team which is pretty special. I live and breathe my work and get so much satisfaction working with my amazing clients. However when I am not on site or in the office, I am spending time with my young family which include my wife Zia who helps me run the business and our two sons Koa and Rumi. We love the great outdoors and everything it has to offer - camping, hiking, fishing and adventuring. I LIVE AND BREATHE MY WORK AND GET SO MUCH SATISFACTION WORKING WITH MY AMAZING CLIENTS.

Meet the team ADAM GABAY | DIRECTOR Adam is a highly sought-after builder with over 15 years experience in the industry and prides the company on providing a uniquely positive experience from start to finish. Adam has always been interested in luxury builds and gets immense satisfaction from working with his clients and helping their vision come to life. ZIA GABAY | MARKETING + ADMIN Zia Gabay is the wife of AAG Constructions Director Adam and forms the other half of the family owned business. Zia has worked behind the scenes with AAG Constructions since its beginnings and is proud of the achievements of her husband and his incredible team. Zia can be found in the creative sphere of the company, working on marketing, social media and design. LACHLAN MOYES | PROJECT MANAGER As the longest serving team member of AAG Constructions, Lachlan brings a wealth of experience to his role as Project Manager. Kyle has extensive experience in the building industry and brings a positive, playful attitude to the workplace which ensures his teams are motivated and productive, while enjoying their time on the work site. RORY SMYTH | LEADING HAND CARPENTER Rory finished his apprenticeship with us and is now working for us as one of our incredible leading hand carpenters. Rory brings a fantastic energy on site, attacks everything with a positive attitude and represents all things AAG. HAMISH JOHNSON | LEADING HAND CARPENTER Hamish started out as an apprentice with us and is now a fully qualified carpenter. CLIENT APP (BUILDERTREND) All of our clients are given their own private login to access our building software and app “BuilderTrend” which allows our clients to follow their build every step of the way. By jumping online, at any time you will be able to instantly access the following: • View the Project Schedule so you can see what stage the build is up to. You can ensure the build is on schedule with our in-time “selection schedule”, so you know exactly when decisions around paint colours, tiles, fixtures and fittings need to be made. • Keep an eye on where money has been allocated and exactly how much of your budget has been spent • Follow all updates or changes that have been made, including the cost associated with them. • View what workers and sub trades have been on site each day • Keep up to date with regular site photos that you can share with loved ones. WE DON’T TAKE ON MORE THAN 2 JOBS AT ONCE! This is something that really sets our award winning company apart from the rest. While it is rare for a building company to guarantee that only 2 jobs will be run at any one time, we have noticed enormous benefits for our clients and team in doing so. While many other companies will run up to five jobs at once, we have seen that this unfortunately leaves carpenters left to run projects without adequate support of a project WE ARE PASSIONATE ABOUT DELIVERING QUALITY SERVICE

manager and are often under pressure to complete work quickly. While we appreciate that your time is precious, we will never rush a project if it might compromise the quality of our work. Running only 2 jobs at once allows our Director, Adam to be hands-on and on-site on a regular basis. It also means that you are allocated your own Project Manager and Site Supervisor who have time to meet with you regularly so we can guarantee that your job will be our priority. A relaxed Project Manager and happy site supervisor sets the tone for our wonderful carpenters on site and creates a positive working environment (meaning our tradesmen actually enjoy being at work - just ask them!). We believe that the building journey should not be something that you just need to survive but should be an enjoyable experience from start to finish. WEEKLY MEETINGS WITH ADAM (DIRECTOR) & YOUR ALLOCATED PROJECT MANAGER Lucky you - you get to see Adam’s beautiful face, all the time. Many companies will have their Director meet with you initially and then disappear once your design or plan is finished and the works commence. This can be daunting for you and leave you feeling frustrated at having to liaise with a different face every day. At AAG Constructions, we want you to be included in the process and meet with our Director weekly; both for formal meetings and also for a coffee on-site to keep up to speed on all the details and the current stage of works. Your allocated Project Manager will become like an extended family member, who will manage all of the day to day tasks. COMPETITIVE QUOTES We understand that your money is precious and that each dollar poured into your project is one that you have worked hard to earn. We strive to provide incredibly accurate quotes so that there are no surprises throughout the job. We also understand that each client has their own unique requests which is why we don’t have any generic quote documents and we offer 3 different quote options to suit our clients unique projects and budgets. We also present our clients with regular budget reports which can help with budget planning and accurate financial forecasting. WE ARE MINDFUL OF THE ENVIRONMENT The building industry is a big and beautiful beast, but it has a significant impact on the environment. The materials, land and energy used in new builds and home renovations have a direct impact on greenhouse gas emissions. At AAG Constructions, we are passionate about preserving the environment for future generations and are mindful of the impact our work has on our fragile environment. We strive to use eco-friendly and sustainable work practices and are always looking to explore and implement greener building options. 09. AAG CONSTRUCTIONS

10. AAG CONSTRUCTIONS Once you have finally found “the one” (the builder who will be your better half while you unite to create your dream home), it’s time to negotiate a contract. It’s a very important decision and one which deserves your time and careful consideration. Deciding on a contract is, unfortunately, not a black-and-white process, and what might fit well for some might end up costing you more than it should. Like having your first baby, everyone will have an opinion on what you should do and how you should do it – politely smile and nod at their suggestions and don’t feel even a tiny bit bad when you do it very differently. Only you will know what is right for you! FIRST THINGS FIRST – THE BUDGET Many people cringe when talking about budgets but you should try to keep this clear with everyone involved, especially your builder. Think about whether your budget is going to be fixed or if there is room to move in order to allow for more flexibility as the works progress. Consider if you would like to have an ongoing active input in the decision process relating to what materials are to be used (allowing for a change of heart along the way) or whether you would like materials to be decided from the beginning so that you don’t have to revisit it at a later date (one less thing to procrastinate about). COST-PLUS CONTRACTS A ‘cost-plus contract’ basically means that the builder will give you a reasonable estimate for the job plus an additional payment to allow for a profit. This is good for those who want a bit of flexibility along the way – the luxury of adding a bit here and there and change of mind. THE ADVANTAGES • A builders profit margin will be less with • a cost-plus contract. This is because the builder can carry on with the confidence in knowing he will be paid for all work completed without risk of losing money. • There are savings to be made for you using the builder’s discounts on materials. The builder’s markup on materials will be a fixed percentage allowing you to benefit from the builder’s original discount. • You can avoid additional paperwork and save on time relating to variations. Extra works can be quickly decided upon and then immediately implemented without cause for delay. • As a client, you can engage in a more active role in the building process. Participating in on-site meetings will grant you the freedom of choice when it comes to choosing materials and building methods. THE DISADVANTAGES • The exact total cost of the build will not be known until the end of the job. This can make some clients feel uneasy if you are trying to work to a predetermined or strict budget. • A builder will need to provide you with an estimate of the cost of works to be referred to as a guide, however costs will vary along the way. Costs will be determined based on the time it takes to complete a set task and the builders ability to manage the associated materials and tradespeople. • You as a client are at risk of potential cost increases. This style of contract requires a higher level of trust in the builder appointed to complete the works. Understanding Cost Plus + Fixed Price ONE TEENSY BIT OF ADVICE Even for the most professional and experienced builders out there, nothing ever goes exactly to plan. Renovating is a time to practice your patience and mindfulness (yes, you did just hear renovating and mindfulness in the same sentence); glitches along the way often turn out to have the best and most surprising outcomes in the end. Remember to put things in perspective (will this matter in 5 years?) and when things don’t go exactly the way you hoped to have a laugh, have a wine (or 3) and remember that it will all be over soon!

11. AAG CONSTRUCTIONS FIXED PRICE CONTRACTS A fixed price contract basically means that the payment amount does not depend on resources used or time expended. A fixed contract will give you an exact costing of the total build before the works begin. THE ADVANTAGES • The total cost of the build will be known to you from the outset. This will allow you to set your budget and stick to it without fear of blowing out. • The job is less likely to drag on as the builder will be highly motivated to finish on time to maximize his profit. Yes, this means you can tell your mother in law that Christmas IS at your house this year. THE DISADVANTAGES • A builders profit margin is higher to accommodate for unforeseen variables throughout the construction process. • If the fixed price has not been adequately determined by the builder, the quality of work can be affected by tradesman rushing to meet unrealistic timeframes (a panicked apprentice is not a pretty sight). • Variations to the contract can be an expensive exercise as the cost of each variation will incur the same builder’s markup common to a fixed price contract DECISION TIME Now that you know the basics and also the advantages and disadvantages of cost-plus and fixed price, it’s time to start thinking about what contract is going to work best for you. It is a good idea to talk to your builder about their experience of both contracts and what they feel most comfortable with. Some builders are more comfortable with one type of contract and it’s good to keep this in mind when deciding what will work best for you…what is it they say “happy wife, happy life?” (replace: wife w/ builder)

Where do I start? AS A WELL ESTABLISHED AND HIGHLY SOUGHT AFTER BOUTIQUE BUILDING COMPANY ON THE NORTHERN BEACHES, WE HAVE CREATED A STREAMLINED AND STRESS-FREE PROCESS SO THAT YOU KNOW EXACTLY WHAT TO EXPECT ALONG THE WAY. 12. AAG CONSTRUCTIONS

STEP 1: THE INITIAL MEETING The initial meeting will usually take place either on site or at your home. You will meet with Adam to talk through the hopes and dreams you have for your project. This is a great opportunity to ask lots of questions! If you have already engaged an architect or draftsman it can be helpful for them to come along to the initial meeting too. STEP 2: DESIGN AND PLANNING Some of our clients already have plans before they meet us, if this is you then please jump ahead to Step 4. However, if you don’t yet have plans, we can put you in touch with our design and planning a team to create a design you love. Our design team consists of architects, draftsmen and engineers; all of whom have extensive experience working with and who are highly regarded in their field (we only work with the best of the best). We can discuss with you who we think would be best suited to your project based on our initial meeting. We will be right beside you during this process. STEP 3: APPROVAL Once you have a set of plans that you love, it is important to get these lodged with the council so that they can provide you permission for the works. You can either apply for a Development Application (DA) or a Comply & Development Certificate (CDC) through the council but this is something that Adam can guide you through. Keep in mind that this process can take up to 6 months so it is definitely something that needs to be done sooner rather than later. STEP 4: THE QUOTE Once we have a good set of plans, it is full steam ahead! Adam will spend the next few weeks developing a comprehensive quote for your job. This will provide you with an overview of job specific details, inclusions and exclusions. We have included more information about our quote options in the final section of this brochure. 13. AAG CONSTRUCTIONS

14. AAG CONSTRUCTIONS STEP 5: READJUSTMENT We know that sometimes, the quote might be more or less than you had anticipated and might need some tweaking accordingly. Adam will walk you through the quote in person and can make recommendations accordingly. STEP 6: CONTRACT & COVER Once we have fine-tuned the quote and you are happy to proceed, we will provide you with a formal hardcopy which will need to be signed by both yourself and Adam. At this time we will also provide you with our ‘AAG Client Commencement Agreement’, Master Builders contract and Home Owners Warranty. Make sure that you read through the contract with a pencil in hand, and flag anything that you are unsure of. STEP 7: THE BUILDING WORKS As soon as we receive council approval, we will issue you with start and finish dates for your project and we can lock in the works! During construction you can expect to meet Adam and your allocated Project Manager weekly (this will be scheduled at a time to suit you). During these meetings, any issues which have arisen during the weeks’ work can be addressed in a timely manner and clients will have an opportunity to voice how they are feeling about the progress of the project. You will be introduced to the AAG tradespeople who will be working on your job. We are a family at AAG Constructions and want you to feel comfortable with our tradespeople on site. You can expect to see the same team on site every day and we will always be sure to let you know if there is a subcontractor or tradesperson expected on site. STEP 8: THE FINISHED PRODUCT Finishing your new home is a BIG DEAL and it is certainly a reason to celebrate. Once the works are complete, we invite you to walk through the entire project with Adam and your project manager to resolve any defects and sign off on the finished works. We will provide you with a portfolio that contains all of the warranties and certificates that you might need and will ensure that we leave your new home sparkling clean. FAQs AT WHAT STAGE DO I INVOLVE A BUILDER? This can vary with each person. We encourage engaging us from the start as we have a broad knowledge of materials and costings which can be be used during the design phase to reduce overall build costs. However, we are often engaged by clients who already have finalised design plans and this works well too. ARE YOU A MEMBER OF AN ASSOCIATION? Yes. We are a member of the Master Builders Association of Australia which means we are trade qualified, have suitable references and means our clients receive a 10 year Master Builders guarantee. As we are a registered Master Builder means we have the opportunity to enter the annual Master Builders housing awards. AAG Constructions has had the great honor of being named winner for our beautiful Balgowlah Project which has also been featured in Inside Out magazine. For us, this gives our team the recognition they deserve and our clients the comfort in knowing we are reputable and trustworthy. CAN YOU PROVIDE A CONSTRUCTION SCHEDULE? Absolutely! A construction schedule can assist in keeping up to date with the progress of your project and give you peace of mind by checking that the completion of the works is moving at a reasonable pace. It can also give you guidance about when you may be required to supply certain items like the bathroom tiles or when you will need to finalise decisions such as what handles you might like on your new kitchen. WHEN CAN WE START? This varies from year to year but generally we are booked up to a year in advance! You will find this is usually the case with the best builders - however we promise we are worth the wait! You should also consider what needs to be done before the works actually commence, these things can often take months (ie getting a certifier to approve the works) so Adam can run you through what else you might need to consider. If you have a project that you are hoping to commence sooner, please let Adam know at your initial meeting so he can take this into consideration. 15. AAG CONSTRUCTIONS

AAG Estimation Rates IN ORDER FOR A QUOTE TO BE MEANINGFUL, IT HAS TO BE ACCURATE AND CONTAIN CLEAR AND DETAILED INFORMATION FOR BOTH PARTIES. AN ACCURATE QUOTE TAKES TIME TO PREPARE AS EACH PROJECT IS DIFFERENT IN SCOPE AND SITE CONDITIONS. IT IS FOR THIS REASON THAT WE CHARGE FOR OUR QUOTES. 17. AAG CONSTRUCTIONS

A brief word of caution: Some builders do provide free quotes; however we would suggest you approach these builders with great caution. Builders who do not charge for quotes often make up their margin by lowering the standard or adding extras during the build (meaning their initial quotes are often inaccurate). We have seen clients engage the lowest-cost builder because it sounds like a good deal but ends up being more costly or the project fails to achieve the desired outcome. AAG ESTIMATION RATES: OPTION 1: AN OPINION OF PROBABLE COST For clients with an initial design - a great option for those clients wanting a ballpark estimate before proceeding with further project documentation. Cost for this estimate is $330 inc GST. Requires a set of design plans. Delivery time = 1 week. OPTION 2: QUICK BUILDING ESTIMATE (QBE) For clients with a preliminary design for a new build / high end renovation and wanting a ballpark estimate before proceeding with further project documentation. Cost for this estimate is $660 inc GST. Requires a set of design plans. Delivery time = 1 week. OPTION 3: FORMAL QUOTE For clients who are ready to take the next step and obtain a formal quote from AAG Constructions. This option requires the client to provide all project documentation including structural plans, hydraulic plans, basic report, fixtures and finishes schedule, electrical plan etc. Cost for these quotes range between $1000 - $5000+ and are dependent on the size and complexity of the job. Includes: • An Actual 3D Construction Model • 20-40 hours quoting time • Construction schedule • 20-40 page detailed quotation document with project scope of works and detailed • breakdown of associated costs • • Sourcing of all contractor quotes required for the project • Provisional sums for works unknown • In person quote presentation by Adam • Delivery time = 4 weeks 18.
