As we step into 2025, Sydney’s real estate market finds itself navigating a dynamic period of recalibration and opportunity. The spring selling season of 2024, traditionally a peak time for selling, proved challenging, with national sales volumes sitting at 4% below the five-year average. Sydney stood out as a key underperformer, with sales volumes dropping 15.1% below historical trends, according to CoreLogic. Increased stock levels and cautious buyer sentiment extended median selling times to 32 days, up from 27 days in 2023. Yet, there were moments of resilience. The national median dwelling price reached a historic high of $800,000 in November, per Reb, underscoring the ongoing demand for housing despite affordability pressures. On the rental side, the once-rapid growth tempered to an annual increase of 5.3%, the slowest pace since April 2021, reflecting shifting household dynamics and stretched affordability. Looking ahead, 2025 is expected to bring gradual market adjustments. Analysts suggest that Sydney prices could decline by 1-5%, offering some relief to buyers, especially if anticipated interest rate cuts materialise mid-year. The easing of mortgage stress and an upswing in building approvals, which hit a 22-month high in late 2024, signaling potential stabilisation. For sellers, adapting to heightening competition and strategic pricing will be key to success in this evolving market. LIVE LOCAL, LOVE LOCAL Q: Dr. Martin, when did you first start your journey in veterinary science? A: I’ve always wanted to be a vet. My journey began when I was a school student working in vet clinics. From there, I went straight into studying veterinary science after school. I worked as a medical registrar at Sydney University for many years before deciding to open my own practice. We opened our Pymble clinic about 13 years ago, and 2 years ago, we launched our Killara facility. Q: Do you have any pets yourself and what’s your favorite animal? A: I certainly do! Over the years, I’ve usually had between one to three dogs and a couple of cats. Right now, I have just one cat and one dog, but vets tend to collect pets along the way! I love dogs and cats. But if I had to pick my favorite animal, I’d say donkeys. They’ve got such great characters. They’re funny, mischievous, and a bit naughty, which I find endearing. Q: How’s business been for you and what sets your practice apart from others? A: It’s been good! Our Killara clinic is still fairly new - it’s only been open for two years - so we’re working on building it up and getting to know the community there. It’s exciting to expand into a new area. We pride ourselves on offering tailored options to suit both the pet’s needs and the owner’s circumstances, including financial capabilities. We aim to find the best compromise to ensure the best care. We also provide many in-house services, such as ultrasounds and chemotherapy, which not all practices can offer.
