Spring has well and truly arrived, and with it a noticeable lift in market activity. Confidence is quietly building as new listings pick up and buyers show they’re ready to compete again. The Northern Beaches market continues to perform strongly with the average house price now at $2,930,000, representing a healthy 5.8% increase over the past year. This equates to an additional $161,000 in value for the average home. Over the past decade, house prices have grown an impressive 78.4%, adding more than $1,290,000 in value. Units have also enjoyed steady growth, with the average price now at $1,300,000. This reflects a 4.3% annual increase, or roughly $54,000 in additional value, and a 53.1% rise over the past ten years. Together, these figures confirm the Northern Beaches’ enduring strength and long-term appeal for both homeowners and investors. Buyer activity and price segments Buyer demand for houses remains broad, with 1,200 transactions in the $1,500,000 to $3,000,000 range over the past year versus 845 houses sold above $3,000,000. Unit sales are spread across a wide range of price points, offering opportunities for first-home buyers as well as premium downsizers. Around 220 units sold below $750,000, while the mid-tier market of $750,000 to $1,000,000 accounted for more than 1,100 transactions. High-end units between $1,500,000 and $3,000,000 saw more than 500 sales, highlighting the depth of demand for well-located, quality apartments. Standout suburbs Several suburbs have led the way in price growth over the past ten years. Pittwater suburbs such as Avalon, Palm Beach, Newport, and Bilgola have all achieved growth of more than 90%, reflecting their enduring lifestyle appeal. Manly and Freshwater remain standout performers, adding well over $1,500,000 in value during the same period. Outlook Momentum is building fast, and serious buyers are ready to secure their next home before the end of the year.
