Sydney’s property market picked up faster than anticipated, bringing an early end to the typically quiet winter period, especially on the Upper North Shore. Spring selling season is well and truly in full swing, with a noticeable rise in listings across all suburbs. This increased supply provides buyers with more options, however more buyers brings heightened competition. While there was a jump in listings in early September, any negative impact on prices was more muted than expected because the increase in listings was matched by a similar rise in demand. Factors like record population growth, sluggish building activity and soaring rents have long been influencing price growth. Many tenants facing high rental costs are transitioning into homeownership, further fuelling demand. Highlights from the last quarter: • I successfully sold 15 properties, totalling $63,992,500. This reflects my ability to achieve high sale prices with minimal days on the market. • Despite the increase in available properties, demand remains strong, driven by local buyers either upsizing or downsizing and a significant rise in international migration, particularly from China and Hong Kong. • Properties within the highly sought after St Ives North Public School and St Ives High School catchment zones are particularly attractive to buyers, further boosting their market appeal. • At the recent Ray White NSW/ACT awards, I was honoured to be ranked #6 in settled commission across the Ray White network making me the #1 female agent. • For the fourth consecutive year, I’ve been recognised as a Ray White Elite member for 2024/25, with over 100 five star reviews on Rate My Agent.
