Quarterly review O C TO B E R – D E C EMB E R 2 0 2 2 Courtesy of Jessica Cao – Ray White Upper North Shore
Emerging from an extraordinary two years of pandemic conditions, we are welcoming the return of a more normal lifestyle with the ability to move freely around our cities and the globe once again. It is clear now that the peak in real estate prices occurred late in 2021. Since then, we have seen a reversion to more historical norms for the residential property market. Whilst it is easy to be swept up in the media negativity, it is important to keep in mind that this follows rapid and record-breaking growth. Although prices have moderated, demand continues to out-strip supply. The Upper North Shore has been notably resilient over the past 12 months, and its desirability remains strong. Notably, the appetite for renovated or newly built homes has increased substantially due to inflation in the construction industry. This has resulted in fully renovated homes and new or near-new builds selling well above expectations, with multiple buyers creating competition. We see this trend continuing as building costs increase further and the availability of tradespeople remains low. Highlights from this quarter: • After my team successfully sold 53 Babbage Road, Roseville Chase at auction in June, we sold the adjacent property at 55 Babbage Road at auction in December. • 2 Warrego Place, East Killara was sold for a street record within only 5 days on the market in November. This record was broken 2 weeks later by the off-market sale of 3 Warrego Place, East Killara. This marks the 6th property I have sold in this beautiful cul de sac in the last two years. In other news, the NSW government’s new ‘First Home Buyer Choice’ scheme comes into effect from 2023 and will allow first home buyers the option of paying a lump sum up-front stamp duty or an annual yearly tax of $400 plus 0.3% of their property’s land value. With ample buyers still in the market, we are seeing a continuing lack of stock. Our area is highly desirable due to its transport, lifestyle and exceptional schools. With borders opening, all the factors that make the Upper North Shore a sought-after location mean international buyers and expats will further bolster the demand for quality property in our exclusive areas. I would like to take this opportunity to thank you for your support and wish you a safe and prosperous new year. Open houses require an immaculate finish. Kitchens and bathrooms need special attention: under the sink, behind the loo, inside the oven and every shelf in every cupboard. Windows - both sides. Paths, eaves, decks must be free of dirt, moss and mould. Professional cleaners can provide a spotless finish in a fraction of the time it will take you to do it. They are well equipped with all the gear to get the job done fast and well, including extendable tools for hard-toreach areas, pressure washers, stain removal solutions and more. Outdoor areas should look as spacious as possible. While you can hack bushes back and cut some tree limbs down, do you realise every type of tree and shrub has a different growing habit? Unless they are pruned with care, dead or naked branches will be exposed and foliage cover will be uneven and unattractive. Professional gardeners ensure your plants are both tidy and healthy - plus, they can remove the green waste. A fresh coat of a neutral coloured paint does wonders for the overall appeal of a house. Easily done, right? Many of us will have attempted this seemingly basic task only to realise there is more to painting than being able to hold a brush. There are tricks and techniques to achieving a quality finish. Painters have all the equipment, skills and best of all, can get it done swiftly, so you’ll know the result will show off your home in the best light. Unless it’s changing a lightbulb, just don’t. All plumbing and electrical work must be completed by a licensed tradesman so don’t attempt any of it yourself. The last thing you want is any sub-par work being discovered during inspection and used to negotiate your price downwards. TV makeovers, with their amazing wow factor transformations, give you inspiration. What the shows don’t reveal are the discounts and paid product placements, so great looks on tiny budgets are not real world scenarios. Home stylists know what target buyers will find appealing and use their industry connections to source inspiring furniture and accessories to achieve the right look. Save yourself a lot of time and effort by hiring their knowledge and flair. STYLING CLEANING ELECTRICAL & PLUMBING GARDENING PAINTING If you’re putting your home on the market, getting it into tip-top shape is key to ensure it stands out from the competition. But when it comes to getting the best sale price, a DIY approach that saves you a few pennies may not always be the best option. Buyers can spot laziness and poor finishes from a mile away. An amateur renovation can give the impression that faults have been camouflaged and corners have been cut. Unless you’re able to achieve a professional result, call in the experts. LIVE LOCAL, LOVE LOCAL Q: Tell us a bit about yourselves A: We have been the proud owners of Topline Fruit East Lindfield for the last 9 years. Our family has been involved in the industry since 1963 and now we came to East Lindfield. Q: What brought you to East Lindfield? A: We saw a fruit shop for sale in East Lindfield so we came to check it out. We really liked the community feel here so we decided to give it a go. Now East Lindfield is like our second home, we see our customers more than we see our own family and we really enjoy running our shop in this beautiful neighbourhood. Jessica: I am so glad you came - all my local friends always rave about your fruit. Lawrence & Joanne: Thank you! We set very high standards for what we sell. Lawrence gets up early to the market to buy the best produce - not the same quality you can find in the large supermarkets. We also sell flowers, vegetables, salads, pasta, pasta sauce, spices. A bit of everything, really. Q: Are there any unique services you provide to your customers? A: We do home deliveries to surrounding suburbs. Simply give us a call and we will deliver.
