As we commence the new year, we want to thank our wonderful Upper North Shore community for your ongoing support. 2025 was a standout year for property, with strong momentum carrying right through spring and into summer. Across Ku-ring-gai, confidence is high. According to Domain’s October quarter wrap, new listings have lifted, yet buyer demand is still matching supply, keeping competition strong. Auction activity remains elevated, with a 66.1 percent clearance rate for houses and 67.1 percent for units. Buyer enquiry is coming from far and wide too — 62.2 percent of all enquiries originate from outside the area, highlighting just how desirable the Upper North Shore lifestyle has become. At Ray White Upper North Shore, 2025 was a record-breaking year. As at 27 November 2025, we’d proudly sold 848 properties, totalling more than $2.26 billion in value. We continue to be the highest-selling agency in Ku-ring-gai and the Upper North Shore. To put that into context, our closest competitor has sold over $1 billion less than us. Our median of 24 days advertised on realestate.com.au reflects strong campaign strategies and a deep buyer pool. Looking ahead, 2026 is forecast to be another year of steady growth. Domain’s Forecast Report shows Sydney homes could see up to 7 percent price growth, driven by lower interest rates, improving household incomes and the expanded First Home Guarantee scheme. The summer market will remain active, with many buyers aiming to secure a home before mid-year. If you are considering selling in 2026, January and February offer a valuable window.
