As we move through April 2026, the Northern Beaches property market remains resilient, although conditions have shifted into a more measured and strategic phase. Over the past year, prices have adjusted, with many properties now trading approximately 4–8% below peak levels. This reflects broader economic conditions, particularly higher interest rates, which have reduced buyer borrowing capacity by an estimated 10–15%. Despite this, demand for the Northern Beaches lifestyle remains strong. What we are seeing instead is a shift in how buyers engage with the market. Demand is becoming more targeted, with stronger competition in mid-range price brackets where affordability remains more accessible. Research shows that lower and mid-tier markets are currently outperforming premium segments, as buyers adjust to tighter borrowing conditions. Well-presented coastal homes, particularly those close to beaches, cafés and village centres, continue to attract strong enquiry and competitive offers. However, properties requiring significant updating or priced above expectations are taking longer to transact as buyers become more disciplined. Global economic factors are also playing a role. Rising energy costs and inflationary pressures are increasing the likelihood of interest rates remaining elevated, which will continue to influence buyer confidence and market conditions throughout 2026. We are also likely to see a gradual increase in available stock as some owners respond to higher holding costs. More supply will create additional choice for buyers and increase competition between sellers. At the same time, sustainability is becoming an increasingly important factor. Buyers are placing greater value on homes with energy-efficient features, as they look to manage rising living expenses over the long term.
