The REIWA summer report highlighted a tight Perth property market with record low listings, strong buyer demand, and continued price growth, despite seasonal slowdowns, driven by high competition and many owners hesitate to sell due to low stock, with a notable shift towards more affordable areas seeing significant price jumps. House prices in Perth have exploded by nearly $100,000 in just three months in a ferocious finish to 2025, which has pushed the median house price well past $1 million. In what has been described as a “once in a lifetime property boom”, Perth joins Sydney, Melbourne, Canberra, Brisbane and Adelaide in the million-dollar club, with a median house price of $1,087,762. Perth recorded a 9.9 per cent quarterly rise according to the Domain House Price Report for December 2025, jumping by $98,000 in just 90 days. The mammoth gain was the largest quarterly lift Perth has recorded in 20 years. Listing in summer, when competition from other sellers is lower, can be advantageous for sellers who list. REIWA forecasts continued strong price growth for Greater Perth in 2026, with potential for another double-digit increase, though influenced by economic factors.
