A closer look at 4073 and 4074 postcodes Over the past 12 months, Brisbane’s real estate market has demonstrated strong and sustained growth, outperforming many other Australian capital cities. While the citywide trends point to a healthy and dynamic property landscape, it’s clear that not all suburbs are following the same trajectory. In particular, the suburbs within the 4073 and 4074 postcodes have shown a mix of outcomes with many even exceeding expectations. Brisbane Metro snapshot As of mid-2025, Brisbane’s median dwelling value sits close to $1 million, with annual price growth recorded at approximately 12.2%. Houses remain in high demand, but it’s Brisbane’s unit market that has emerged as the surprise performer - growing between 11% and 15% over the past year. This has been driven by affordability pressures and a resurgence in investor confidence. Rental conditions are similarly tight. Over the past 12 months, the 4074 property market has generally performed well, with house prices rising in most suburbs despite some pockets of softness. Buyer demand has remained steady, driven by owner-occupiers looking for familyfriendly homes close to schools, parks, and transport links. 4073 Property market wrap: July 2024 – July 2025 The 4073 postcode, which includes Sinnamon Park and Seventeen Mile Rocks has kept pace with Brisbane’s broader market growth. Across 4073 we saw homes experience 12% price growth over the past 12 months on average, in line with its neighbouring suburbs in 4074. Sinnamon Park’s riverside positioning, well-maintained parks and proximity to transport corridors have made it a consistent performer for both homeowners and investors. Rental demand is strong, and yields remain competitive. Looking ahead The 4074 property market is expected to remain stable, with modest price growth forecast through the remainder of 2025. Its ongoing appeal lies in a combination of strong fundamentals, including major infrastructure projects, sought-after school catchments, and convenient proximity to the Brisbane CBD approximately 14 kilometres away. Looking ahead, several key factors are likely to shape the market’s performance: interest rate stability, which is expected to improve buyer borrowing capacity; continued population growth across Brisbane’s western corridor; and a limited supply of new housing - particularly larger family homes - placing upward pressure on existing stock. These elements position 4074 as a resilient and attractive market for both families and long-term investors.
