Methods of Sale Off-Market Sale Qualified, highly motivated buyers are invited to inspect properties before they are advertised to the public. This provides the seller with an opportunity to test the market reaction, gain buyer feedback, and gauge pricing expectations before investing in external marketing options. Offers can be submitted, reviewed, negotiated and accepted without advertising the property to the public. However, if there is a strong demand for the property, advertising to the public could result in a higher sale price and if necessary a strategy can be devised once the initial off-market campaign has been completed. Expressions of Interest (EOI) EOI is when a sales agent gathers offers for a property without disclosing the asking price. The property is advertised to the public to see what the interest in the property is. This method takes price out of the equation, allowing buyers to become emotionally connected with the property. After inspecting the property, the agent will have discussions with buyers about their price ranges and gather feedback and/or offers for the sellers.
For Sale - Private Treaty The private treaty sale method is a process that involves the buyers deciding to inspect the property based on an advertised price. Marketing is directed to a specific target market identified for the property, whilst being mindful of not defining this too narrowly. The agent will gather all offers and negotiate with the potential buyer and seller. Auction A sale method where qualified buyers are placed in a competitive environment resulting in the property being sold to the highest bidder. The seller has three opportunities to capitalise on the strength of the market - selling prior to auction, selling at auction, or selling after the auction.
