6 International Communicator 2025 2025 has been another standout year for Raine & Horne, a year defined by growth, innovation, and recognition that reinforces our 142-year legacy of leadership and excellence. A Message from Angus Raine Following extensive consultation, we unveiled our new five-year corporate strategy, Align & Accelerate, setting bold goals to expand our network and agent base by 2030. The 2026 strategy will formally include New Zealand within the Align & Accelerate framework, with a focus on key initiatives across people and culture, data and IT, growth initiatives, and marketing. Further underpinning Align and Accelerate, we have just purchased the two top floors in the iconic art deco buildings, 65 York Street, Sydney (see article on page 10). Network Growth in 2025 Our network footprint also expanded in 2025, with the addition of new offices across New South Wales, Queensland, Victoria and New Zealand, as well as another office in Fiji. Raine & Horne New Zealand recorded another strong year of growth, highlighted by our expansion into Wellington and the inaugural NZ National Conference and Awards in Rotorua. The two-day conference, held in August, featured inspiring speakers, a memorable awards night, and fun networking opportunities. We also marked 10 years of success in Dubai, where Sanjay Chimnani and his rapidly expanding team continue to set benchmarks for excellence and service across the United Arab Emirates. Foundation reaches $1 million in giving A major highlight of 2025 was the Raine & Horne Foundation surpassing $1 million in charitable giving since 2021, a collective milestone made possible by the generosity and commitment of our people. From Take a Walk in Their Socks and Clothes for a Cause campaigns to ongoing support for Raine & Horne House with our long-term charity partner Dignity, and a 70% increase in funding for Rural Aid, our community impact this year has reached from the city streets to regional paddocks. We were also proud to announce a twoyear partnership with KidsCan, helping New Zealand children access the essentials they need to reach their full

7 Angus Raine Executive Chairman potential. We are also in the process of establishing the Raine & Horne Foundation in New Zealand. National recognition and award success Our dedication to excellence continued to be recognised on the national stage. Raine & Horne was the only real estate brand to take home a national award at the 2025 Australian Event Awards, held in Coffs Harbour in October, winning the Best Corporate Event award for our spectacular State Awards, themed “Our Place in the Landscape”. We also reached the semifinals for Best Event of the Year, alongside icons such as Vivid Sydney and Red Bull Hardline Tasmania. Meanwhile, our people were celebrated at the Real Estate Business Awards and the REB Property Management Excellence Awards, reaffirming that our strength lies in our talent. Record sales and commercial success Our network achieved extraordinary results this year. • Raine & Horne Double Bay | Bondi Beach, led by Ric Serrao, delivered one of Sydney’s biggest residential deals – the $150 million sale of seven properties in Rose Bay. This is a record that highlights the enduring strength of our flagship office, founded by my late father, Max Raine. • Raine & Horne Communities settled the $93.5 million off-market sale of an historic farm in Buderim on Queensland’s Sunshine Coast. • Raine & Horne Bathurst listed Rainham, the family estate built by Captain Tom Raine, father of our founder, Thomas Raine. • Raine & Horne Bathurst listed Rainham, the family estate built by Captain Tom Raine, father of our founder, Thomas Raine. • In the west, Raine & Horne Rural WA marketed and sold Dairy Creek Station, a 407,000-acre cattle property, while Raine & Horne Rural Great Southern sold a 3,438-acre mixed farm for $13 million. Raine & Horne Commercial also soared, with its Quarterly National Auction Event surpassing $140 million in total sales since 2023, cementing its status as a key fixture on the commercial property calendar. On the Corporate front, I’m excited to announce that Raine & Horne Corporate will be relocating to two premium contiguous floors in one of Sydney most iconic art deco buildings, 65 York Street, Sydney. This exclusive office, offering city vistas, water views, exceptional rooftop amenity and CBD connectivity, is currently tenanted and will become Raine & Horne’s head office in 2028. As 2025 draws to a close, I can take immense pride in what we’ve achieved together, from market leadership and network growth to community impact and global recognition. 8 International Communicator 2025 A Message from Chris Nicholl This year, I am proud of the way our corporate team has come together to strengthen our network and operations, define our strategic direction, and position the brand for sustainable growth across every division. My priority has been to listen to our principals, sales teams, and corporate staff and use that feedback to shape a clear and unified direction for the next phase of our journey. Following extensive consultation, we have developed and begun implementing a new five-year corporate strategy, “Align & Accelerate.” The foundations of Align & Accelerate Our mission is simple: “To accelerate the success of every Raine & Horne office and client.” Our vision is ambitious: “To be the industry leader in scale, strategy, and success – expanding our network, innovating through technology and data, and empowering our people to rank among the top performers in every market consistently.” The Raine & Horne values of collaboration, knowledge, innovation, integrity, reliability, and professionalism remain unchanged. In this next chapter, we are sharpening our focus on living these values daily through purposeful action. They are the heartbeat of Align & Accelerate and will continue to guide how we work, collaborate, and deliver success across our network. Big bold goals As part of the Align & Accelerate strategy, we’ve set bold goals, including expanding our network with more offices and agents by 2030. This ambition reflects our belief that, together, we can achieve extraordinary outcomes, but only if every element of the plan aligns and each of us plays our part in living our values. Align & Accelerate recognises that growth will come not only from our largest residential markets but also from our high-potential business segments, Rural, Commercial, Property Management and Our Broker. By focusing on these areas, we can create opportunities for transformation that will strengthen the network as a whole

9 and drive sustainable growth. A core ambition is to expand our residential footprint and secure a leading position in market share and accordingly becoming the brand at the front of mind for clients and real estate talent. Recognition is another priority. Awards, customer ratings, and Net Promoter Scores are more than accolades - they are tangible proof that we’re delivering on our promise of exceptional service and living our mission every day. Key Align & Accelerate underway Across the business, we are already taking tangible steps to recognise excellence, drive engagement, and enhance performance. New Align & Accelerate initiatives include the introduction of performance leaderboards and the launch of Sky’s the Limit, our incentive program culminating in a ground-breaking trip to Singapore for our top sales performers. These initiatives inspire collaboration and strengthen the unity that drives our brand forward. Technology and innovation remain central to our success. We are advancing our AI roadmap to deliver deeper insights and automation, and our IT transformation is creating smarter, faster systems that empower better decision-making. Our Network Growth, Performance, and Engagement teams are also key to driving expansion, supporting offices to increase productivity, and embedding technology directly into day-to-day operations. We have also launched We Said It Best, our national marketing campaign for 2026, marking the permanent return of the iconic We’ll Look After You tagline as the organising principle of our 142-year-old brand and our 350plus office network. The decision followed months of consultation and hundreds of conversations across our national network, reinforcing the enduring importance of trust and human connection in real estate. As part of our 2026 Summer campaign, we have revisited our advertising archive and reprised our classic television ads from the 1980s and early 2000s across VOD, YouTube, and social media. Throughout 2025, we’ve laid a solid foundation for the next five years by aligning our people, technology, and strategy. In the year ahead, our focus is clear – to place every Raine & Horne office and client at the centre of everything we do and to deliver on our brand promise. 10 International Communicator 2025 Introducing 65 York Street, Sydney In 2025, the Raine & Horne Group purchased a new corporate head office, situated on the corner of York & Barrack Streets, Sydney. 65 York Street lies in the heart of the Sydney CBD, adjacent to Martin Place. The purchase of Levels 11 and 12 represents an ongoing investment in the business and the brand. The top two floors of the building will be repurposed to create a new working environment to bring to life the individual, contemporary and enduring personality of the company. It will deliver a fantastic space in which to work and to welcome franchisees, prospects and partners. In addition, signage and naming rights will further position our brand in the heart of the CBD consolidating our enduring history and legacy in Sydney.

12 International Communicator 2025 The Raine & Horne Foundation reached an inspiring milestone in October 2025, by raising $1 million in charitable contributions. Raine & Horne Foundation The Foundation achieved this charitable landmark by supporting Australians in need, addressing homelessness, protecting the environment, international relief efforts and contributing to the development of rural and regional areas. In 2025, for example, the Foundation increased its financial support by 70% to Rural Aid, a leading rural charity dedicated to supporting farmers, farming families, and rural communities in times of need. Angus Raine, Executive Chairman, Raine & Horne, said the $1 million achievement reflects the Group’s long-standing commitment to giving back. “Raine & Horne has been helping Australians realise their property dreams since 1883, and our Foundation carries that same spirit of care into the wider community,” Angus said. “Backed by contributions from our office network, the Foundation unites our people and offices to deliver lasting social impact across Australia and beyond.” Angus added, “Raising $1 million mark highlights the compassion and commitment that define the values within our network, and it’s a major achievement that, as a group, we are very proud to share.” Supporting causes that matter in 2025 In 2025, the Foundation continued to focus on community and rural support through key partners, including Dignity and Rural Aid. It also continued its environmental commitments through its support for Raine Island through its partnership with the Great Barrier Reef Foundation and support for endangered turtles on the island. Significantly, Raine Island is named after Captain Thomas Raine, the first European to set foot on the island in 1815. The buccaneering Captain Raine was the father of Tom Raine, co-founder of Raine & Horne. Taking the fight to homelessness Now in its fourth year, the partnership with Dignity has raised hundreds of thousands of dollars in funding through

13 Raine & Horne Foundation charitable initiatives such as Take a Walk in Their Socks and Clothes for a Cause. Raine & Horne volunteers also support Dignity’s “1 Million Meals” program, while Raine & Horne Foundation House in Western Sydney continues to offer safe, temporary accommodation. Suzanne Hopman, CEO of Dignity, said Raine & Horne’s support has been instrumental in expanding its impact. “Thank you, Raine & Horne Foundation, for believing in Dignity’s mission to prevent, respond to and end homelessness,” Suzanne said. “Beyond financial donations, the team has given countless volunteer hours and launched creative collection drives to support people at risk. We are grateful for their continued support. Collaboratively, we can end homelessness in Australia.” Also in 2025, Dignity’s 1 Million Meals project reached the halfway mark, with 500,000 meals distributed to people at risk of homelessness around Australia thanks to the support of major donor the Raine & Horne Foundation. Of course, Dignity could not support the number of people it does without its dedicated volunteer cooks including individual volunteers from the likes of Raine & Horne, school students and community groups cooking meals so fewer people have to go without a meal. Foundation lifts Rural Aid support by 70% As a Silver Partner, the Raine & Horne Foundation has donated $125,000 to Rural Aid since 2023. Rural Aid provides support to farmers affected by droughts, bushfires, and floods. This support includes financial assistance, counselling, water and hay deliveries, and volunteer programs. “In 2025, we are proud to have increased our annual amount raised for Rural Aid by a significant 70% compared to 2024,” Angus said. “Rural Aid does incredible work reaching the farmers and towns that need support the most, and we’re honoured to continue backing such a vital cause.”

Dignity - ending homelessness in Australia • The Foundation supports Dignity’s 1 Million Meals project, which aims to deliver 1 million meals of food relief to Australians in need. Raine & Horne team members regularly volunteer to prepare meals and prepare guest packs for people experiencing homelessness. • In recognition of this partnership, Dignity named one of its supported temporary accommodation properties Raine & Horne Foundation House. This property provides safe housing for people in Western Sydney. With 11 furnished, self-contained units, the House offers over 4000 nights of accommodation per year. 2. Rural Aid - Strengthening rural Australia • As a Silver Partner, the Raine & Horne Foundation hit $125,000 in donations to Rural Aid in 2025. Rural Aid provides support to farmers affected by droughts, bushfires, and floods. This support includes financial assistance, counselling, water and hay deliveries, and volunteer programs. • Over the past five years, Rural Aid has successfully raised and distributed $100 million, with more than 18,000 farmers registered to receive assistance. This partnership with Rural Aid builds on a $100,000 donation in 2022 to the Foundation for Rural & Regional Renewal (FRRR) , further strengthening regional communities. 3. Raine Island: Great Barrier Reef Foundation – protecting the environment • The Raine & Horne Foundation provided a $100,000 donation to the Great Barrier Reef Foundation to help fund habitat restoration and research on endangered turtles and seabirds at Raine Island, one of the Reef’s most remote islands, located 620 kilometres north-west of Cairns. • Significantly, Raine Island was named by Captain Thomas Raine, the first European to set foot on the island after landing there as the skipper of the Surry in 1815. The buccaneering Captain Raine was the father of Tom Raine, co-founder of Raine & Horne. The Raine & Horne Foundation channels its funding and volunteering efforts into a select group of partner organisations that share its focus on community, environment, and humanitarian care. In October 2025, the Raine & Horne Foundation reached a major milestone, raising $1 million for causes supporting Australians in need, rural communities, environmental protection, and international humanitarian relief.

Driving collaboration, growth, and community in New Zealand. Reflecting on a remarkable year in New Zealand It was a year of progress and consolidation for Raine & Horne New Zealand. We enjoyed greater brand presence across key regions, and launched a successful national marketing campaign, ‘Real estate. It’s what we do.’ designed to support our offices and teams through billboard, digital and radio advertising. Network engagement was enhanced through training, technology, and events that brought our people together, while we also initiated new performance and business development opportunities across the country. The inaugural NZ National Conference and Awards in Rotorua proved a major milestone The two-day conference and awards event, held on 12–13 August at Rydges Rotorua, attracted inspiring speakers, and included a memorable awards night, and a fun networking evening. The conference was truly a standout event that has enhanced collaboration, unity, and momentum across the NZ network. Partnering with KidsCan to give back to the community Our partnership with KidsCan reflects a genuine commitment to being more than just a real estate brand. Rather, it’s about being actively involved in and giving back to the communities that support our business every day. By highlighting our dynamic and forwardthinking culture, we aim to continue to inspire interest from top talent and new business opportunities, while continuing to support and strengthen the performance of our entire network. 28 International Communicator 2025 First-ever Raine & Horne National Conference celebrates growth, resilience, and community in New Zealand The two-day conference event, held on 12–13 August at Rydges Rotorua, offered an inspiring program featuring keynote presentations from adventurer and author Kevin Biggar, who famously won the 2003 Transatlantic Rowing race and became the first Kiwi to trek unsupported to the South Pole. Also taking the stage was Dr Paul Wood, a renowned psychologist and motivational speaker whose journey from prison to best-selling author is nothing short of extraordinary. Conference attendees also heard powerful stories from within our network, including some from agents who have overcome extraordinary challenges to achieve remarkable success. What stood out most from the conference were the inspiring speakers, who shared powerful insights, practical strategies, and forward-thinking ideas that resonated deeply with franchisees at every level. Their energy ignited great discussions and left everyone feeling motivated and aligned. The awards night was a standout highlight. It was a stylish and memorable celebration of excellence across the network. It wasn’t just about recognising individual achievements; it was about celebrating the collective drive, innovation, and commitment that define our brand. Seeing so many of our people acknowledged on stage was an incredibly proud and unifying moment. Another unforgettable element was the network evening, where dinner and the luge experience created a fun, relaxed environment that encouraged genuine interaction and connection. Franchisees from across New Zealand came together not just as business owners, but as part of one team - sharing stories, laughter, and building strong relationships that will endure long after the event. Overall, the conference strengthened our already healthy culture of collaboration, ambition, and shared success.

The campaign, rolled out across New Zealand, provides a strong visual complement to our nationwide radio presence. Designed to cut through the clutter of overcomplicated advertising, it celebrates the brand’s core identity - real estate expertise backed by more than 140 years of experience. “In a world where marketing can sometimes become so creative that the message gets lost, we wanted to bring it back to basics,” says James Shepherd, General Manager, Raine & Horne New Zealand. “Our campaign is straight to the point. A reminder of who we are and what we do best.” With the tagline Real Estate. It’s what we do, the creative direction focuses on authenticity, confidence, and clarity. It’s a reflection of the Raine & Horne ethos: genuine people delivering genuine real estate results, day in and day out. “There’s no better way to tell people who Raine & Horne are. We’re proud to showcase our people, our heritage, and our commitment to the communities we serve.” Moments That Matter

30 International Communicator 2025 Partnering with KidsCan to give back to the community Another key highlight from the National Conference and Awards in Rotorua was the announcement of a significant two-year financial partnership between KidsCan, a charity dedicated to helping Kiwi children to reach their full potential, and Raine & Horne. Our partnership with KidsCan reflects a genuine commitment to being more than just a real estate brand. We believe it’s about being actively involved in and giving back to the communities that support our business every day. We have a responsibility to contribute in meaningful ways, and supporting KidsCan allows out network in New Zealand to directly help children and families who need it most. This partnership aligns elegantly with our vision of creating a strong, values-driven network, which stands not only for property, but also for people. By working together to make a tangible difference, we’re reinforcing the message through partnerships with the likes of KidsCan, that community is at the heart of everything we do. We are exploring the establishment of the Raine & Horne Foundation New Zealand. While compliance and regulatory steps are still to be finalised, the foundation would aim to offer our brand a structured, long-term community support platform that is aligned with our company’s values.

31 Recruitment, network support and growth The New Zealand network’s commitment to collaboration, excellence, and shared growth continues with the expansion of our support team at Corporate. In recognition of the group’s continued growth and evolving strategic priorities in New Zealand, several senior leadership appointments were made during 2025. • James Shepherd – New Zealand General Manager, reflecting his leadership and contribution to the network’s success. • James Barclay – General Manager Finance, following a successful tenure as Acting General Manager, James plays a key role in the financial management & success of the NZ operation • Romilly Ashkettle – National Network Engagement Manager, a newly created role with a strong focus on product and technology training to enhance network capability. • Justine Gladwell-Hunt – National Compliance Manager, reinforcing the group’s commitment to regulatory excellence. “These appointments reflect our commitment to building a high-performing leadership team that embodies our values of excellence, collaboration, and integrity,” said James Shepherd. “We look forward to making further strategic appointments to our corporate team in 2026.” Network expansion and new offices We have has expanded its services with the commencement of the brands first franchise in Wellington, the nation’s capital city. This expansion marks a significant operational presence in the lower North Island, supported by new ownership and leadership at Raine & Horne Wairarapa. 32 International Communicator 2025 Small town achieves mighty result for Raine & Horne Dargaville Located on the west coast of New Zealand’s North Island, sits the charming riverside town of Dargaville. Renowned for its community spirit and sweeping rural landscapes, it now has at its core a standout real estate success story. Raine & Horne Dargaville is led by franchisee Mark Owners and his dynamic salespeople, Rhonda Bradley and Teena Johnson. Step inside their main street office and you’ll quickly realise it’s far from the ordinary. Beyond the window displays of local properties lies a welcoming boutique café. A true meeting place for locals, and just a few steps further inside, you will find a beautiful art gallery showcasing a collection of inspiring works. Mark has intentionally created a space that’s as much a community hub as it is a real estate office, blending business, creativity, and connection under one roof. On 30 October, Mark and Rhonda achieved what can only be described as the sale of a lifetime and a record for the region, with the remarkable coastal property selling close to its $4.9 million asking price. The impressive architecturally designed home sits high above Ripiro Beach, and its highlight features include a private helicopter pad and spectacular ocean views. This highly sought-after property offers the ultimate in “fly-in, fly-out” luxury living, or alternatively, is a dream residence for a busy executive seeking peace, privacy, and space. For Mark and Rhonda, achieving this milestone is more than just a sale, it’s a statement. Their team might be small, but their results are mighty. 33 KidsCan Hāngī Fundraiser fires up the New Brighton team Raine & Horne New Brighton’s Ani Tapa, Tina Lawson and Nick McIsaac-Luke led the charge in supporting our new NZ charity partner with their KidsCan Hāngī Fundraiser on 1 November. This event proved a true celebration of community spirit and good oldfashioned Kiwi generosity. Hosted at The Bower on New Brighton Road, the evening brought together clients, friends, and locals to enjoy a traditional hāngī while raising funds for a cause close to all our hearts. With tickets priced at just $20, every plate served helped provide food, shoes, and warm clothing to children in need through KidsCan NZ. The event proved a fantastic success, and was filled with laughter, great conversation, and the unmistakable aroma of hāngī in the air. Several generous donors even purchased extra tickets, which they donated back to Ani. This generous gesture allowed other community members who might not have been able to afford it to join in on the day and summed up the spirit of the event perfectly. A huge thank-you goes to Ani, Nick, and Tina for leading the initiative. Also thank you to everyone who helped make the day such a success, whether they prepped kai, sold tickets or spread the word about the event. 34 International Communicator 2025 Angus Raine keynote speaker at Family Business Conference in Auckland He’s presented at conferences from Sydney Australia to Bangalore, India and Dubai, in the UAE, and now our very own Executive Chairman, Angus Raine, has taken centre stage in Auckland as the keynote speaker at the 2025 Family Business Insights NZ Conference, hosted by the Family Business Association. Held at the Royal New Zealand Yacht Squadron with the America’s Cup trophy on display, the event drew 120 delegates, including members from some of the country’s most successful family enterprises. Angus, the fourth-generation leader of our real estate group, who is actively engaged in overseeing and mentoring his 350 franchise offices, outlined strategies for corporatising a family business as it grows or expands beyond the immediate family. Around 30% of Raine & Horne’s international network comprises family-owned and operated businesses, making Angus particularly well-placed to speak on the topic. In New Zealand, family businesses account for an impressive 75% of all businesses, contribute around 65% to GDP, and employ approximately three-quarters of the national workforce[i]. Angus, an extremely experienced and engaging speaker delved into the topic of corporatising the family business, drawing insights from past experiences and the lessons learned from mistakes, to chart a path towards sustained success. A quick history lesson: Angus’s father Max Raine, a visionary who introduced franchising in the company in the mid-1970s, expanded their operation from two offices, one in Sydney’s CBD and another in Double Bay, to a widespread network spanning, Australia, and beyond. 38 International Communicator 2025 In 2025, Raine & Horne Fiji marked its eighth successful year of operation in the Pacific, achieving significant gains in both sales performance and listing quality. Team building drives market success in Fiji We successfully listed several milliondollar properties and transacted four large farmland sales in 2025, which were complex, hard-to-sell parcels that demanded deep market knowledge and persistence, qualities our team brings in abundance. In addition, we secured seven milliondollar residential listings, a standout achievement given that such high-value properties are rare. These included three listings in Nadi and four in Suva, highlighting the growing strength and reach of our business across the regions. Our plans to establish a fully staffed and resourced Suva branch also went into overdrive in 2025, underscoring our commitment to strengthening and solidifying Raine & Horne’s presence in Fiji. Strategic hires and Suva expansion 2025 also delivered key personnel wins. A former team member, Vinal Lal, rejoined the firm in a part-time capacity after a stint in government. He is on track to transition into a full-time leadership role, and he will head up the new Suva office when it’s established. We launched broader recruitment efforts, adding five agents in Suva and five agents in the western part of the country to bolster our sales efforts in Nadi and Lautoka. This recruitment drive has contributed to an increase in listings, including more million-dollar properties in 2025. On the marketing front, we began expanding our presence on social media, including Facebook, Instagram, and TikTok. This push will also involve adopting Raine & Horne’s Amplify, an AI-powered digital marketing platform designed to target potential buyers with greater precision across multiple channels.

39 Winning community support and networking We were proud to renew our major sponsorship with local football side Combined Verata for 2025. The entire team joined in the celebrations when Combined Verata were crowned champions of the Rewa District, Suva. This is a fantastic achievement for the club and its community, and one we were delighted to support. 40 International Communicator 2025 In 2025, we celebrated ten years of Raine & Horne Dubai on March 25. This decade of success has been defined by growth, resilience, and innovation in one of the world’s most competitive property markets. A decade of growth and new beginnings for Raine & Horne Dubai When we launched in 2015, our team consisted of just 11 people, including our Vice President, Akhil Chimnani, and six agents, four of whom had relocated from Australia. Today, we’re a dynamic group of around 45 professionals spanning residential sales, leasing, holiday homes, and large-scale project marketing. A full-circle return to project marketing in 2025 In many ways, we’ve come full circle. We began in 2015 with a major hospitality project launched when Angus Raine was in Dubai. A year later, in 2016, we successfully marketed a project in Turkey from Dubai, which provided us with valuable cross-border experience and helped establish our reputation in project marketing. As the development market slowed between 2017 and 2020, we broadened our focus to include residential sales, leasing, and holiday homes. Now, we’ve returned to project marketing with renewed energy and stronger capabilities than ever before. Major project wins signal a new era Earlier this year, we successfully sold an entire 42-unit building in Dubai South, and in October, we signed three new project-marketing agreements totalling around 375 units. The first tranche of 104 units will launch in December, with the remaining developments following at twomonth intervals. These projects represent one of our most significant achievements to date and signal an exciting new phase for our Dubai business. Looking back, the Dubai property market has undergone significant evolution since we first opened our doors. The city has grown from about 2.5 million residents to more than 4 million today, and our business has grown right alongside it. A deep understanding of the local market, a long-term commitment to it, and the strength of the Raine & Horne brand have all been critical to that journey. Ten years on, I’m incredibly proud of what we’ve achieved — and even more excited about what lies aheadv for Raine & Horne Dubai.

42 International Communicator 2025 Bathurst At Bathurst, it was a year for property nostalgia, with the 150-year-old Wool Store reborn as luxury apartments and listed for sale at $4.7 million by Grant MaskillDowton. Grant also brought to market another Bathurst landmark, Rainham, the stately residence built by Captain Tom Raine, father of our founder, Tom Raine. New South Wales Office Snippets Double Bay | Bondi Beach Apart from taking home the prestigious 2024 Top Office – Sales GCI award at the NSW/ACT Awards, Raine & Horne Double Bay | Bondi Beach, led by Ric Serrao, also achieved one of Sydney’s most significant real estate transactions of 2025, the $150 million sale of five houses and two blocks of units at 33–37 Dover Road and 2–30 Wilberforce Avenue, Rose Bay - a monumental achievement. Our flagship office rounded out a remarkable year by listing the North Bondi mansion of former Channel Seven commercial director Bruce McWilliam for $30 million. Dubbo Dubbo principal Ken Mongan was a popular winner of the 2025 Max Raine Award, presented at the glittering NSW/ACT Awards at the Hyatt Regency in March. Angus Raine described him as “a passionate and driven leader.” Ken said the award reflected the efforts of his entire team and fondly recalled receiving his first Raine & Horne award from Max Raine in 2006.

43 Moments That Matter Goulburn Starting in Goulburn and expanding to Gungahlin, dynamic husbandand-wife team Courtnie and Zeb Alaia were in growth mode again in 2025, launching a new office in Braidwood/Bungendore. The expansion completes what Courtnie describes as a “strategic triangle” connecting key regional and urban markets, from Goulburn in the southwest to Gungahlin and east across to Braidwood. Lower North Shore Rebecca Mitchell was among REB’s top three female agents on Sydney’s Lower North Shore and ranked 41st nationally in the 2025 Top 50 Women in Real Estate awards. She also topped Raine & Horne NSW’s 2024 GCI rankings and placed in the top five for total sales. Rebecca thanked principal Stuart Bourne for his unwavering support, recalling, “I remember our first awards night—no trophies, just dreams.” Fast forward to this year, and the office claimed number in NSW for the Number of Sales Transactions. Port Macquarie From shopfronts to living rooms, our Port Macquarie team has gone residential in 2025. Luke Horton and his long-standing commercial crew are branching out with a new fullservice residential office offering sales and property management, and building on 30 years of commercial success, dominant market share, and trusted client relationships.

Berry and Nowra Raine & Horne Berry and Nowra, led by Jacqueline Crapp and Jared Cochrane, have successfully adapted to new market conditions since the 2021–22 post-pandemic boom, earning NSW/ACT Top Coastal Office honours in 2025. “Just because something worked a few years ago doesn’t mean it’s effective now,” Jacqueline said. Newtown Since joining Raine & Horne Newtown on 1 July 2000, Duncan Gordon has been a cornerstone of the Inner West agency’s success.
