6 International Communicator 2024 As we approach the end of another remarkable year, I am filled with immense pride reflecting on the milestones we’ve achieved together in 2024. A Message from Angus Raine This has been a landmark year for Raine & Horne, marked by growth, innovation, and recognition, all of which reinforce our unwavering commitment to excellence and leadership in the real estate industry. This year, we welcomed many new offices to our Australian network, further strengthening our presence across the country. However, one of our most exciting steps forward has been beyond our borders. After extensive planning and on-boarding, we celebrated the acquisition and integration of Mike Pero Real Estate in New Zealand. With more than 60 offices spread across both the North and South Islands, this iconic brand has now proudly transitioned to Raine & Horne. Like us, Mike Pero Real Estate is a dynamic business with a strong record of inspiring owners and agents. We couldn’t be more excited to support and grow our newest offices in their next chapter. Further reflecting our strong international aspirations, we celebrated 35 years of success in Malaysia. Since its foundation in 1989, Raine & Horne International Zaki + Partners Sdn Bhd has upheld an exceptional reputation thanks to their 130+ property experts. Their dedication and expertise continue to elevate the Raine & Horne name across Malaysia. This year also saw the launch of our first major brand refresh since 2017. At the heart of the update was a bold focus on our iconic Ampersand, symbolising innovation, partnership, and unity. This brand evolution ensures our identity remains on the cutting edge in an evolving industry, creating a stronger connection to our clients and ensuring we stay competitive and contemporary in the years to come. 2024 has been a testament to what collective effort can achieve. Through initiatives like Clothes for a Cause, through our longterm charity allies at Dignity, and our Bronze Partnership with Rural Aid, the Raine & Horne Foundation’s impact has extended from city streets to rural paddocks, embodying our mission to uplift and empower communities across Australia. 7 Angus Raine Executive Chairman demonstrates the incredible impact we can make when we work together. Recognition for our efforts and innovations has been another highlight of the year. Some of the accolades we are proud to have received include winning the Innovation Award at the 2024 APAC MRI Software RE:Visionary Awards for our CRM system, CompassPlus. We were also recognised as Finalist for AI Innovator (Real Estate) in the Momentum Media AI Awards, further validating our forward-thinking approach to technology. In a first for our brand, our 150+ page coffee table book, From Homesteads to High-Rises: 140 Years of Raine & Horne, which details our long and rich history, was celebrated as a top four finalist for Custom Publication of the Year in the Mumbrella Publish Awards. One moment that I am particularly proud of is the posthumous induction of my father, Max Raine, into the Franchise Council of Australia’s 2024 Hall of Fame. His vision and pioneering efforts in franchising revolutionised our business and laid the foundation for the success we enjoy today. This prestigious acknowledgment was a heartfelt reminder of his extraordinary contributions to the Raine & Horne story. The achievements of 2024 position us strongly for the future. From expanding internationally to cementing our leadership in innovation and technology, our momentum shows no signs of slowing. To all our principals and staff, thank you for bringing your expertise, ingenuity, and passion to the Raine & Horne family this year. 8 International Communicator 2024 We are thrilled to announce the recent appointment of Chris Nicholl as our new Chief Executive Officer (CEO). Announcing Chris Nicholl, CEO With over 35 years of experience in the property industry, Chris brings a wealth of knowledge and expertise to our rapidly expanding Residential, Rural, and Commercial networks. Since June 2023, Chris has been serving as the Head of the Commercial Network for Raine & Horne. Prior to this, he was the Market Director for the Royal Institution of Chartered Surveyors (RICS) in Singapore, overseeing the organisation’s activities throughout the Asia Pacific region. Chris also has prior experience with a large multi-national commercial real estate group and was formerly the CEO of a publicly-listed ASX company. Executive Chairman, Angus Raine, said, “Chris’s strategic vision and expertise equip him to lead Raine & Horne into the next growth phase.” In his new role as CEO, Chris will lead the Raine & Horne brand and guide its growth strategy, supporting over 350 offices across Australia, New Zealand, Malaysia, the UAE, and Fiji. “My primary responsibility will be to build sustainable momentum and advance network-wide growth. I’m excited about focusing on the recruitment of new agents and offices to expand both our market share and geographic coverage,” said Chris. Drawing on his extensive experience in senior c-level executive roles with significant commercial property brands, Mr Nicholl believes his leadership and deep knowledge of the real estate sector will significantly benefit Raine & Horne. “I’m confident that by leveraging our strengths and capitalising on market opportunities, we will drive Raine & Horne to new heights,” said Chris. He added, “Raine & Horne has 141 years of Australian ownership and a unique position in the market. “I firmly believe that the Raine & Horne brand is well-positioned for growth, serving clients’ needs in Double Bay, Darwin, Dunedin or Dubai. “With a talented corporate team, and cutting-edge technology, we’re positioned to assist our network in appraising, listing and selling more property for our clients while achieving the strategic office growth we seek.”

This year has been a testament to what collective effort can achieve. Raine & Horne Foundation This year, the Raine & Horne Foundation launched our ‘Clothes for a Cause’ initiative, supporting Australians experiencing homelessness during winter. Partnering with Dignity, we followed a one-for-one donation model, providing warm essentials like socks and hoodies from quality supplier AS Colour. For every item of clothing purchased from our ‘Clothes for a Cause’ collection, we donated an equal number of nonbranded clothing essentials to Dignity. Over three years, our collaboration with Dignity has raised over $200,000 to help those in need. In 2024, we marked another significant milestone, as the Raine & Horne Foundation became a Bronze Partner of Rural Aid, Australia’s most trusted rural charity. One of the highlights of this partnership was Rural Aid’s impactful action on Australia Day 2024, bringing the plight of farmers to a national stage. Rural Aid marked the day by driving a hay truck across Sydney’s iconic Harbour Bridge, with breathtaking footage captured by drones to amplify awareness of their mission. This moment wasn’t just symbolic— it was a clear call to recognise and support the immense challenges faced by farmers due to droughts, bushfires, and floods. Since 2015, Rural Aid’s holistic support programs have directly impacted over 18,000 farmers, offering financial aid, mental health counselling, water and hay supplies, and the power of thousands of volunteers. Over the last five years alone, the organisation raised and distributed over $100 million, a testament to their commitment to safeguarding rural Australia. By partnering with Rural Aid, the Raine & Horne Foundation plays a critical role in driving these efforts forward. Together, we aim to not only provide immediate aid during crises but ensure the longterm sustainability of farming and rural communities across the country. At its core, the Raine & Horne Foundation exists to support causes that enrich the well-being of local and national communities. Whether it’s those facing homelessness in urban centres or farmers confronting natural disasters in rural communities, our promise is to stand by Australians in times of need.

Reflecting on a Remarkable Year in New Zealand What began as a bold step in April 2023, when we signaled our intent to establish ourselves in a new international market, has since seen Raine & Horne become a dominant force in the New Zealand real estate industry. In April 2023, we embarked on an ambitious expansion strategy, driven by a strong desire to meet the growing demand for a trusted real estate network in the country. Over those next 12 months, our expansion efforts proved to be a resounding success, resulting in the establishment of a thriving network of 13 offices throughout New Zealand. Our aggressive expansion plans remain steadfast and underscores the demand in New Zealand for a trusted real estate network that offers heritage, innovative technology, and the expertise to drive true value for property owners. One of our most pivotal achievements this year was the acquisition of the Mike Pero Real Estate group in March 2024. By seamlessly integrating 55 franchisees and 120 licensed agents under the Raine & Horne brand, we have strengthened our network’s footprint across both North and South Islands, allowing us to deliver exceptional service to buyers, sellers, investors, and tenants alike. This strategic acquisition also marks the beginning of our exclusive partnership with Mike Pero Mortgages, aligning our capabilities to provide comprehensive financial services to our customers in New Zealand. Our innovative marketing efforts have further solidified our presence. The nationwide “Part of the Landscape” campaign has captured the hearts and minds of New Zealanders, showcasing our Ampersand in breathtaking local landscapes. With triple the expected online exposure and over 900,000 viewers reached so far, the campaign has set a benchmark for engagement and customer resonance. Additionally, our highly successful nationwide radio initiative reached 560,800 homeowners, delivering unmatched brand awareness that aimed to reach 80% of the national radio audience. We also hosted the inaugural New Zealand National Awards for Excellence and Conference in Wellington this year. This event was a significant milestone in uniting our network, celebrating achievements, and fostering collaboration among over 100 of our real estate professionals.

30 International Communicator 2024 Integrating the Mike Pero Real Estate Network The former Mike Pero Real Estate offices have now completed their extensive onboarding and integration process to the Raine & Horne ecosystem. These established offices are now officially a part of our industry-leading technology systems and well-established brand, which has significantly increased our presence across the North and South Islands. The major CompassPlus data migration undertaking has now been successfully completed, allowing the former Mike Pero Real Estate network to leverage the full potential of our CompassPlus CRM. This ambitious integration project was carefully deployed over the course of this year alongside the simultaneous rebranding of all Mike Pero Real Estate property marketing materials and signage. The migration to our CompassPlus CRM is enabling the former Mike Pero Real Estate Offices to streamline processes, improve customer service, and increase efficiencies. 31 ‘Part of the Landscape’ NZ Brand Campaign Our eagerly awaited ‘Part of the landscape’ national brand campaign is driving exciting results across New Zealand, with ads generating triple the expected online exposure. Leveraging the power of generative AI, our highly recognisable Ampersand has been placed in a wide range of familiar summer scenes throughout Aotearoa, tailored to each individual season. The main objective of this campaign is to build brand awareness across all regions where our offices are located, directing traffic to the appraisal page and encouraging visitors to submit their details for an appraisal. So far, we’ve successfully achieved over 1,000 views on the landing page, demonstrating the effectiveness of this campaign. Our AI-driven social media marketing platform, Amplify, plays a crucial role in reaching prospective clients by precisely targeting audiences based on their online behavior and preferences. Through Amplify, we have been able to enhance the overall effectiveness of the campaign by delivering content that resonates with individual users. This targeted approach has significantly increased engagement rates and strengthened our brand’s presence across the country. 32 International Communicator 2024 Our NZ-Wide Radio & Digital Campaign To assist with building brand awareness across the country, we ran an extensive national radio campaign allows us to reach up to 80% of the New Zealand population (aged 10+) who listen to the radio each week, informing listeners about Raine & Horne and the upcoming Mike Pero Real Estate transition. Radio advertising offers several key advantages, particularly the ability to deliver the frequency of message required to build brand awareness through alignment with popular radio shows and hosts at Coast FM, The Hits, NewstalkZB, and SENZ. In addition to radio advertising, we were also utilising our innovative and first-to-market advertising platform, Amplify. Our decision to align our radio advertising efforts with Amplify reflects the diverse range of property owners our combined network cater to. By diversifying our media mix, we ensured our ability to reach property owners across New Zealand, regardless of their geographic location. Our extensive national radio campaign concluded on 30th September, achieving remarkable results. The stand-out performance of this campaign was reaching an estimated 560,800 homeowners at least once, with each person hearing the commercials 18 times on average over the 3-month period. 12,434 total commercials played 18x average listens per person 560,800+ homeowners reached

33 National Physical Signage Rebranding To align with the ambitious data migration project, all physical branded items for the marketing of agents and property became available for order as each office completed their on-boarding. Our Corporate teams undertook a large-scale review of all produced marketing materials, including business cards, signboards, brochures, sponsorship advertisements, vehicle signage and more. One of the main challenges was updating the designs to reflect the latest Raine & Horne brand guidelines, which required careful coordination, managing tight deadlines to ensure the timely rebranding of all marketing materials. The extensive office signage program commenced in October, which saw Raine & Horne contributing more than half a million to the change-over in branding from Mike Pero Real Estate to Raine & Horne. Preparation works were undertaking and included a make-good of each office to prepare for the installation of the exciting new Raine & Horne signage. This included removal and disposal of internal signage including any Mike Pero Real Estate branded effects and wallpapers. Additionally, the preparation works involved a make-good of walls to be suitable for new signage installation, painting where necessary, replacing red painted walls with a clean and contemporary white, as well as preparing electrical feeds as applicable. Celebrating 35 Years of Raine & Horne Malaysia Established as Raine & Horne International Zaki + Partners Sdn Bhd on June 21, 1989, the firm, founded by Dato’ Zaki Haji Said, has evolved into a comprehensive property company. From its foundation in 1989, Raine & Horne International Zaki + Partners Sdn Bhd has consistently earned a stellar reputation and achieved remarkable success. The firm is highly regarded locally and globally, and we take great pride in their impressive accomplishments. Currently, the firm employs 130 property specialists. It boasts eleven offices across Malaysia, located in key cities such as Kuala Lumpur, Petaling Jaya, Subang Jaya, Kelang, Johor Bahru, Ipoh, Seremban, Kuantan, Penang, Kota Kinabalu, and Kuching. As part of the 35th year celebrations, Raine & Horne International Zaki + Partners has relocated its oldest branch in Ipoh to a bigger office space at No. 16A Jalan Pusat Perniagaan Falim 6, Falim, 30200 Ipoh. The Ipoh branch was launched in 1983 before the firm joined the super brand and is now headed by its new resident manager, Sr Lee Sook Mei. Malaysia’s association with Raine & Horne has been pivotal, and Raine & Horne International Zaki + Partners Sdn Bhd proudly serves as one of the super brand’s most esteemed international ambassadors. Sr. Ho Sek Chuen, who joined the firm in 1993, said, “Significant milestones have defined our journey. By 1995, we expanded into the eastern states and East Malaysia and were able to navigate the severe impact of the 1997 Asian Financial Crisis. During this challenging period, we actively contributed to the non-performing loan (NPL) recovery efforts by offering valuation and real estate agency services to Danaharta, a private limited company established by the Ministry of Finance.”

35 In 2002, the firm participated in the valuation of Malaysia Airlines’ Wide Asset Unbundling (WAU) restructuring and, in 2006, organised the Penang International Lifestyle Expo, launched by the Chief Minister of Penang, Koh Tsu Koon. The late Max Raine graced the event and delivered a rousing speech. Coincidentally, our Malaysian teams are celebrating 35 years with Raine & Horne just as our rapidly expanding office network in New Zealand marks its first anniversary. Sr. Ho Sek Chuen congratulated his New Zealand colleagues, noting that Raine & Horne is one of the fastest-growing networks in that nation. “Keep the Raine & Horne flag flying high, and no matter the competition, we have a brand over 141 years old.” Moments That Matter

Opportunity Abounds for Raine & Horne Fiji The real estate sector in Fiji is thriving, driven by high demand for housing, particularly in key urban centers such as Nadi, Suva (the capital), and Lautoka. This year, Raine & Horne Fiji capitalised on this demand by expanding its marketing efforts to Suva and preparing to open a new local office in early 2025. A major highlight of the year was the sale of four lots in one week at the Pacific Harbour in November, a significant achievement that underscores the returning confidence in the market. Additionally, the year saw banks offering lower interest rates and making home loans more accessible, further stimulating the real estate market. Fiji’s move towards a digitally advanced economy is also opening up new opportunities. The announcement of Google’s FJ$200 million data facility in Natadola is a testament to Fiji’s growing global prominence. This investment is expected to create over 3,600 new jobs by 2030 and contribute significantly to Fiji’s GDP, enhancing internet connectivity and fostering innovation. Raine & Horne Fiji is well-positioned to leverage these opportunities, continuing to meet the needs of sellers, buyers and local professionals while expanding its real estate offerings in Suva and Lautoka. The team’s achievements this year signal a bright future as they look forward to further growth and success in 2025 and beyond.

A Year of Growth at Raine & Horne Dubai To meet the increasing demand for real estate services in Dubai, the team welcomed new staff and agents, accompanied by a clear focus on professional development. Through comprehensive training programs, the team refined their skills to be able to deliver top-tier, customercentric services and to build stronger relationships with clients. This year the team also launched a dedicated Off-Plan Division, led by a passionate Off-Plan Manager and a specialised team. With Dubai’s offplan market thriving—accounting for nearly 60% of total real estate sales and forecasted to achieve 30% year-on-year growth—our off-plan specialists are playing a crucial role in helping investors secure prime properties in one of the world’s most dynamic markets. Embracing our new, refreshed branding, the Dubai team launched their sleek new website while simultaneously increasing social media activity to drive greater digital engagement. Remarkably, the team created over 200 pieces of engaging social media content to raise brand awareness and connect with clients in unique and personal ways. This new digital strategy, aligned with Raine & Horne’s refreshed and modern branding, has directly contributed to business outcomes. Agents closed deals through social media interactions and generated highquality leads, reflecting the growing importance of engaging with today’s digital-first audience. Looking ahead, we’re excited to innovate further by introducing 3D property tours and drone footage to take our visual storytelling to the next level. To connect with international investors, the team hosted successful roadshows in India and Paris, showcasing Dubai’s unparalleled opportunities to a global audience. These efforts have strengthened our reputation as a gateway to Dubai’s premium real estate market. In 2024, we prioritised a healthy worklife balance with meditation sessions, painting classes, and celebrations of cultural festivals like Diwali, Eid, and Christmas. Weekly sales meetings brought new ideas and strategy discussions to the table, and team outings such as bowling and quizzes kept energy levels high.
