Leasing and promotion of your property Our leasing services are second to none and as your leasing agent we will lease your property as soon as possible to the best possible tenant. To achieve this outcome, we will take the following steps: Comprehensive Management Service We will ensure that all leasing steps outline above are undertaken. We will then perform the following management services for you, during the tenancy. Leasing and Management Overview • Professional photographs of your property • We will craft a professional advertisement for your property • The property will be advertised online and a lease sign can be erected in front of the property. • 30 minute open for inspections will be arranged. • We are trained in sales and will use proven selling techniques to promote the benefits of your property to prospective tenants. • You will receive frequent weekly communication on enquiries, open houses and market feedback • We will receive, review and process all lease applications • Suitably qualified applications will be discussed with you. • Once you have approved and accepted a tenant for your property, we will take a holding deposit and make arrangements for the lease to be signed. • We will ensure that the tenant signs the lease, pays the bond and moves into the property. • Collect the rent throughout the tenancy. • Zero tolerance on rent arrears. • Conduct rent reviews and rent increases. • Perform periodic inspections inside the unit and the building’s common areas. • Arrange for repairs and maintenance of the property. • Arrange for payment of outgoings, repairs, maintenance and insurances if required. • Liaise with tenants and strata bodies during the tenancy. • Arrange ingoing and outgoing inspections. • Arrange a bond refund to the outgoing tenant. • Once vacated , the property is re-advertised and leased as outlined in the previous section. • The value of the property can be appraised annually (optional). • We can organise compliance inspections to keep your property compliant with current legislation • We can project manage small and large renovations in strata and privately owned residences • We have thorough knowledge of the Residential Tenancies Act

Outgoing Inspection At the end of the tenancy, a similar detailed inspection is conducted to compare the property’s condition against the original ingoing report. This ensures accountability and provides a fair basis for resolving any issues related to property damage or cleanliness. Periodic Inspections During the tenancy, regular, detailed periodic inspections are scheduled according to the specific requirements of each property. After each inspection, the property investor receives a detailed report that includes: • An assessment of the general condition of the property • Identification of any immediate repairs required • Recommendations for preventative maintenance and potential refurbishments that could enhance the property’s value and tenant experience These periodic evaluations are vital for proactively addressing maintenance issues, preserving the property’s value, and ensuring a positive rental experience for both investors and tenants. Property Inspections: Professional Standards and Procedures

Your dedicated Property Manager will conduct regular assessments of your property’s rental value to ensure optimal returns. This includes managing all rental payments and addressing any instances of rental arrears with diligence. An annual review of your property’s rent is conducted in accordance with legislative requirements. Should a rent increase be recommended, you will receive written communication outlining the rationale and recommendations. Rental Payments: Clients have the flexibility to receive rental income either instantly—directly into their nominated account upon tenant payment—or weekly or monthly starting on the first day of each new month. You will receive an itemised statement detailing all rental income and payments made on your behalf. Additionally, all relevant invoices, such as council and water rates, Body Corporate fees, and Landlord Protection Insurance premiums, will be forwarded to you. An End of Financial Year (EOFY) statement will also be provided to assist with your tax returns. Rental Arrears: Utilising advanced Australian property management technology, our office maintains exceptionally low rent arrears. In the event of arrears, your Property Manager follows a strict four-step process: 1. 3–5 Days in Arrears: The tenant receives a reminder via message or phone call regarding overdue rent. 2. 6–10 Days in Arrears: A second reminder is sent, warning of further action if payment is not received immediately. 3. 15 Days in Arrears: A termination notice for non-payment is issued to the tenant, and the property investor is informed. If payment is made immediately, the notice is withdrawn. 4. Continued Non-Payment: If the rent remains unpaid and the tenant does not vacate by the specified date, an application is submitted to the Sydney NSW Civil and Administrative Tribunal (NCAT) on your behalf.
