Throughout your rental journey An expert approach with a step-by-step plan for successfully renting with us. • Superior communication is our key to success, so if your contact details change at any time throughout your tenancy please contact your Property Manager promptly with an update. • Accurately completing and returning your condition report within required timeline is a priority for all tenants . This condition report is an important record of the condition of the home when the tenancy begins and will be used at the end of the tenancy at your final outgoing inspection. Your completed report is your best guide when preparing your property for vacate. • Throughout the time you are renting with LJ Hooker you should report any maintenance requests online to your agent as soon as possible, don’t delay until your next routine inspection appointment. • As you will appreciate, your Property Manager can sometimes spend a large portion of their working day away from the office. If you wish to meet with your Property Manager, it will be necessary to make an appointment at a convenient time. This ensures you get the time your enquiry merits. Please either call our office or email your Property Manager direct to organise a time.

Important Stuff • Tenant Contents Insurance - The Landlord’s Insurance will not cover your personal items or furnishings. It is strongly recommended that you organise contents insurance for all your personal furnishings and belongings. It’s important to set aside some time to organise your insurance, you don’t want to be in a position where it’s too late to take out a home contents insurance policy. • Rental Payments - Keep your rental payments up to date by ensuring your rent is paid on or before the due date. Once your rent is paid it will be recorded irreversibly on your rental payment record, also known as your ledger. • If at any time while renting with LJ Hooker, your circumstance changes & you believe that you may be late with your payment, contact your Property Manager before the due date to discuss your situation.

What to do if you have. . . No Power? Please first: • Unplug all your appliances and then reset your safety switch in your meter box. Sometimes power goes out due to faulty appliances. • Check with your chosen electricity provider to ascertain if there are any outages or work being carried out locally which may be affecting your property. • Check with your neighbours to see if the problem is isolated to your property. No Water? Please first: • Check with your local council or water service provider. No Gas? Please first: • Check that your Pilot Light is on and burning. Check that your appliance is turned on. • If your property is connected to LPG gas check your gas bottle is not empty • Check with your chosen service provider

Understanding Property Inspections These inspections will be carried out on a regular basis. The first inspection will usually be shortly after you move into your new home. Further property inspections will be scheduled on a routine basis thereafter, depending on the guidelines for each region. Many of our LJ Hooker Property Managers are, or have been, tenants themselves so they appreciate the preparation tenants go through in the lead up to inspections. Pay particular attention to: • Areas such as kitchens, bathrooms, gardens, and carpets. • Ovens and exhaust fan covers, which can be particularly grimy. • Mould in tile grouting and mildew in bathrooms & wet areas. So please clean these areas thoroughly. • Carpets also get checked for damage and stains. If your carpets are stained or dirty we recommend you have them cleaned before the inspection. • Gardens are another key area, with Property Managers looking to see that they are well maintained, lawn, edges, garden beds & weeding. • Clean ceiling fans & window tracks to remove any excess build-up of dust and dirt.

If times get tough! What should I do if I am temporarily unable to pay my rent? We understand that your circumstance may unfortunately change throughout your time renting with us. Our Property Managers can offer advice, so it is essential for you to contact your Property Manager as quickly as possible if there will be a problem with your rent payment. It is always best to attend to arrears as early as possible, ignoring the problem will not make it go away. Rental debt is not ideal & can be stressful for a tenant, it is important for you to maintain continual & confidential communication with your Property Manager when working towards an outcome.
