Tenant Selection What if we are concerned about the wrong type of tenants? Prospective tenants are qualified as suitable by checking current & past employment, rental history and personal references. We are very hard to please when it comes to selecting tenants and choose tenants who provide bonafide and reliable references. Once we have satisfied they meet our criteria we present the application to you for your approval. Occassionally some tenants are at risk of falling behind in their rent even after passing the most careful tenant screening selection. We have strict rent arrears procedures and policies in place should a tenant fall behind in their rent. Our primary focus is to ensure that our office mitigates any loss of income to the property owner and will act immediately within legislation. Inspections What if the tenants are not taking care of the property? Our property management team regularly perform routine inspections and report on the property’s condition, we recommend any maintenance and a general check of the internal and external condition. A comprehensive report including photos will be sent to you within 24 hours of completion and they are available to you online on our owners portal.

Statements “When will we recieve our payment?” We will work with you to ensure that you get your funds disbursed on time each month and pay you twice monthly on the 15th and the last day of the month or the closest business day. You will receive a statement of your account that is also available online on your owners portal. Annual statements are automatically issued at the end of each financial year. Our office utilises the latest in computer software so that we can offer you a greater number of options for faster service in accounting monies to you and provide you with 24-hr online access. Rent Increases “What if we want to increase the rent?” As part of our service to our property investors we realise the importance of rental returns and the impact on the property value. We are constantly monitoring the current rental market on your behalf and carry out a comprehensive rent review when a tenant is vacating or if the tenancy agreement comes up for a renewal. Maintenance “What if we have maintenance concerns?” Property maintenance matters are carried out in accordance with the property investors instructions. We only engage tradespeople who meet our office’s high standards or are specifically selected by the property owner. All maintenance requests are communicated with the property owner and logged and managed via our online portal giving you real-time access to what’s happening at your property. Accounts “What if we want all our accounts relating to the property on one statement?” As part of the service we offer our property owners we can pay all accounts that relate to your investment property, rates, body corporate fees, landlord insurance, water bills and any others that may arise. This makes tax time so much easier with all expenses in one place. Our owner online portal provides real-time access to all financial records at your convenience. Insurance “What if the tenant damages the property or leaves owing money?” Our role is to not just maximise your return, it’s also to protect your financial position and risk, in the circumstances of tenant damage and rent owing we work within the legislation and have fast track debt recovery systems.
