MARKETING YOUR PROPERTY Statistics show that over 95% of applicants find rental properties on the internet – most on either realestate.com.au or domain.com. au. Our rental properties are advertised on both of these sites along with other popular available rental sites. Advertising on these platforms allows us to show multiple photos of properties, give a detailed description and show exactly where the property is located. Most sites now allowing potential tenants to enquire about and book an inspection at the click of a button.The email enquiry comes direct to the property manager alerting them to call and arrange a time to show the potential tenant through.
TENANT SELECTION The tenant selection process is the most important step in leasing your property. What happens here will shape the experience of renting out your investment. Open inspections of your property will be conducted by your Property Manager where she/he will observe and converse with interested parties and become familiar with potential tenants. Interested parties will then have the opportunity to submit an application, this is generally asked to be submitted by the following day. The application form requires the following details: - Personal details (100 points of ID) - Employment information - Previous & current rental/living references - The potential tenants offer (rent & term of lease) Once the application has been processed, your property manager will then contact you with all information to obtain your approval.
PROPERTY CONDITION REPORT Prior to the commencement of the lease, your property manager will conduct an property condition report.This is a detailed report outlining the condition of the property prior to tenants moving in. Each page of the inspection report represents one room, outlining each area of the room in detail. Photographs are also taken; digital copies are kept on file for reference when the tenants vacate. We highly recommend that the property be professionally cleaned when renting out your property for the first time.
ROUTINE INSPECTIONS Routine inspections are conducted approximately 3 times per year. By routinely inspecting your property we can monitor its general condition, keep track of the manner in which your tenants are maintaining the property and update you with regard to property maintenance that could otherwise go unnoticed. Landlords are immediately provided with a detailed report after each inspection.
PAYMENTS TENANT PAYMENTS It is a condition of the Residential Tenancy Agreement that your tenants pay their first 2 weeks rent prior to moving in, along with the bond.We monitor rent payments daily to ensure rent is received by the due date. LANDLORD PAYMENTS Your funds will be deposited into your nominated account typically on the last Thursday of each month, at this time you will also receive an electronic statement. Belle Property Glenelg can also pay any accounts relating to the property on the landlords behalf from rent received. Such as: - SA Water - Council Rates - Strata Fees - Insurance policies - Land Tax A copy of any paid account will be provided electronically with the monthly statement.
PROPERTY MAINTENANCE We work with our tenants to ensure that any maintenance items are to be directed to the property manager for consultation with the property owner. Our preferred tradespeople are regularly audited to ensure that they hold the appropriate licenses and public liability insurance. We nurture the relationships with our tradespeople to ensure that they feel supported in our business which assists us in ensuring accounts & invoices are received in a timely manner. Our office continuously monitors the work completed by our preferred tradespeople to ensure that their prices remain competitive and the quality of work is of a high standard.
