George's Quarterly Insights. Low Vacancies Throughout the Covid-19 pandemic, rental vacancies within the region hit an all-time high, peaking around 5.3% in December of 2020. Historically rates have sat round the 2% mark. In the past quarter rates have continued to decline to 1.9% in June. George Kollias | 0498 005 039 April - June 2022 In the second quarter of 2022, we have seen a continuing change in the rental market within the Greater Parramatta Regions. The two key themes are low vacancies and rising rents. Rising Rents The low vacancies have had a direct impact on asking rents in the past quarter. Much of the increases will be a recovery of rents lost in the past two years, and are more in line with long-term trends. Future increases will depend on the success of the local CDB together with immigration.

Light Rail Update. Major construction is underway on Stage 1 of the Parramatta Light Rail, with 100 per cent of track installed along the 12kilometre alignment and work underway on the light rail stops. The project will provide the people of Parramatta and the surrounding areas with a first-class transport system as well as support more than 5,000 local jobs. Stage 1 of the Parramatta Light Rail will connect Westmead to Carlingford via the Parramatta CBD and will interchange with trains, buses, ferries, Sydney Metro West, and Parramatta Light Rail Stage 2 The NSW Government recently committed $602.4 million to proceed with Parramatta Light Rail Stage 2, with the project’s Environmental Impact Statement to be released for public comment by the end of the year. Construction of the Stage 2 project will begin with enabling works to deliver the vital bridge connection across the Parramatta River between Wentworth Point to Melrose Park.
