$3,957,142 Avg House Price $1,224,384 Avg Unit Price 25 Years Experience Chris Davies Sales Agent Crows Nest Specialist Properties have been selling well in Crows Nest and surrounding suburbs, buoyed by the low stock levels we have seen across the year, which has managed to keep prices decreasing at a slower rate when compared to most suburbs across Sydney. Crows Nest is still an area in demand, families, professional couples and downsizers are the main buyer groups we are meeting, and these buyers are willing to pay for quality properties, all drawn to the great community, excellent shops, schools and of course the metro coming soon. Looking ahead, we are likely to see increased stock in the NewYear and we are already planning campaigns to start mid January, as the market is finishing later in December this year and is likely to begin earlier than usual in mid-January. We are seeing buyers be more selective, from the fear of missing out in 2021, it is now the fear of overpaying or over stretching their mortgage serviceability. In most selling campaigns, we are finding it is coming down to just one or two buyers, so buyer management is crucial, as is boosting your property value. If you are thinking of selling next year, there are ways you can add value to your property which will put yourself ahead of the competition. Adding a powder room or another bathroom, a study or even maximizing the space of outdoor areas are some ways you can do this. Being able to present and market your property in it’s best light will be more important than ever. 2023 is likely to be a competitive year, having overseen some record sales in Crows Nest, we are looking forward to what the year will bring and as our office establishes itself in the area, rest assured we will bring hard work, strong negotiation skills and experience to our clients. I hope you enjoy this report and if you do have any questions on your property, the property market in general, or anything Crows Nest for that matter, I look forward to catching up with you in the NewYear. As we finish the year with a couple of last-minute sales, looking back 2022 has certainly been busy for everyone and real estate is no exception, even as the property market is going through a transitional phase. Welcome to our annual end of year market report. A word from Chris. Chris Davies | 0401 429 898

“ ” “ ” “ ” - Timothy & Agnes Chris Davies was extremely professional and accommodating throughout the entire process. Chris arranged a private inspection to suit our time constraints and also provided the mechanisms to allow us to bid remotely which was surprisingly effortless. I cannot speak highly enough of Chris who brought service to a new level. Chris and his team project managed with updating the property prior to selling and acted as though it was his own personal property. I recommend him highly for an exceptional experience. Chris is the best agent we have ever dealt with over the 15 years we have been buying and selling properties. We found Chris to be very professional and honest, and he was on call after hours to close the deal. If I'm ever looking for an agent again I’ll go straight to Chris. Just as important as achieving a maximum sale price for our owners, is the way in which we do so. We ensure a seamless and positive experience in what might otherwise be a stressful time. Below are a few words from our vendors and buyers on some recent sales. - Jacques & Raff With Thanks. - Lisa & Geoffrey

The by-products of this move: - Lenders large and small have passed these hikes on in full to their variable-rate customers. As a result, the average owneroccupier with a $500,000 home loan and 25 years remaining has seen their repayments rise by more than $760 since May 2022. - Buyers in the property market have a 21-23% decrease in their borrowing capacity. - This decrease has led to a softening in some but not all areas of the market. Derek Farmer | 0402 724 393 derekfarmer@shorefinancial.com.au Finance Update. For example, generally strata properties have come back 10-15% in price but the $6m+ housing market is still performing strongly. - The rate rises are starting to have an impact on inflation and there is a feeling that rates are about to plateau. Feel free to reach out to me directly if you would like further insight on any of the above points. In May the cash rate was at a record low of 0.10%, by October the Reserve Bank of Australia had increased to 2.60%. The RBA has now lifted the cash rate for seven consecutive months, taking it from the historic low of 0.10% in May to 2.85% in November. How do the interest rate rises affect you?

Crows Nest Fest Win a house! If you missed our stall, we gave away a house to a local family in Naremburn. Isabelle, Madeline and Oliver loved their new home. It was great fun meeting so many locals and families who enjoyed our face painting and the jelly beans. We’ll be back next year! Easter Colouring Comp The Easter colouring in competition at the Crows Nest office was a great hit. Our office windows were full of entries, with Noa Grace, Liam and Chelsea being the lucky winners. We can’t wait to run the competition again this upcoming Easter. What's been happening in the Nest? It has been a great year for the Crows Nest community, with the Crows Nest Fest returning with a bang and the recent Carols in the Square.
